Role Overview
In the capacity of a Real Estate Operations Manager, you will play a pivotal role in realizing our ambition of becoming the foremost property management entity in the UK by:
Delivering outstanding property management services to our clientele, ensuring a seamless and engaging customer journey.
Operating within our strategic framework to perform tasks that guarantee optimal maintenance of properties for both landlords and tenants, ensuring adherence to all statutory responsibilities as the designated Property Manager.
Embodying our core values to naturally attract new business opportunities and drive organizational growth.
Key Responsibilities
- As a remote manager, you will have the autonomy to organize your schedule. Regular visits to properties are essential, prioritizing those that require more attention.
- Schedule and conduct regular discussions with key stakeholders within your portfolio, guiding and positively influencing decisions and resolving disputes, while fostering open communication.
- Oversee and authorize all financial expenditures throughout the year, maintaining cash flow to avert critical funding challenges and ensuring cost-effectiveness for clients while reviewing service charge accounts and budgets.
- Collaborate with the credit control team to ensure effective management of portfolio debts, including the initial collection of routine service charge arrears.
- Ensure compliance with essential Health and Safety regulations, including Fire Safety, Asbestos, and Legionella/water hygiene control, acting as the 'Responsible Person' for on-site Fire Safety compliance.
- Conduct thorough site inspections and visits across your portfolio, ensuring that key performance indicators are met in alignment with our strategic framework.
- Complete all Fire and Health Safety risk assessments and follow-up actions within stipulated timelines, taking ownership of any enforcement actions and responding promptly to relevant authorities.
- Ensure timely execution of major and planned remedial works while managing contracts with external service providers, overseeing their performance to meet customer expectations.
- Deliver professional and effective management of new schemes integrated into FirstPort's operations.
