Key Responsibilities- Inspect and Survey Buildings: Conduct thorough inspections of our buildings to identify areas for improvement and develop recommendations for maintenance and repairs.
- Manage Maintenance Programs: Oversee the development and delivery of cyclical maintenance programs, including major works projects, to ensure that they are completed on time, within budget, and to a high standard.
- Lead a Team: Manage a team of surveyors and provide technical guidance and support to ensure that they have the skills and knowledge needed to perform their roles effectively.
- Communicate with Stakeholders: Effectively communicate with internal and external stakeholders, including tenants, customers, and contractors, to ensure that their needs are met and that projects are delivered to a high standard.
- Monitor Performance: Monitor key performance indicators and undertake regular reviews with contractors to identify areas for improvement and ensure that projects are delivered to a high standard.
- Develop and Implement Controls: Identify and implement controls to monitor and report on key areas such as cost, program, health and safety, resident satisfaction, and risk.
- Plan and Manage Projects: Effectively plan and manage projects to agreed service levels, ensuring that works carried out meet the Group's quality requirements and stakeholders' expectations.
- Ensure Compliance: Ensure that policies, existing procedures, and IT systems are followed and identify areas for improvement.
- Develop Staff: Promote effective team working and development of staff, providing technical, regulatory, and financial direction.
- Provide Technical Guidance: Coach and mentor team members to ensure that they have the skills and knowledge needed to perform their roles effectively.
- Develop Improvements: Services in developing improvements to the service for planned and cyclical works.
- Provide Cost Information: Provide accurate cost information sufficient for Leasehold Department to prepare accurate Section 20 Notices, Service Charges, and/or Sinking Fund schedules in respect of Service Contracts and Planned/Cyclical Maintenance.
- Represent the Company: Assist with Section 20 consultation process and represent Property Services at meetings, First Tier Tribunals (FTT) or other hearings, as required.
- Educational Qualifications: Educated to GCSE level or equivalent in Maths and English (Grades A*- C).
- Professional Qualifications: ONC/HNC in building surveying or similar discipline.
- Technical Knowledge: Well-developed level of technical building knowledge.
- Experience: Experience or good awareness of Energy Efficiency programs.
- Risk Management: Good awareness of risk management.
- Cost Management: Ability to manage costs, budgets, and develop and implement control measures.
- Strategic Thinking: Forward and strategic thinking with the ability to offer initiatives and solutions to improve service delivery.
- Building Regulations: Good understanding of building regulations, statutory frameworks, and compliance, within which RSL's operate.
- Leadership: Ability to motivate, develop/coach and lead staff as well as having the ability to competently lead and guide others regarding complex casework.
- Holiday Entitlement: 25 days' holiday (Plus Bank Holidays) increasing up to 28 days with 3 years of service.
