The team manages a diverse array of real estate transactions and initiatives, encompassing acquisitions and disposals, development and regeneration, joint ventures, leasing, along with planning and environmental considerations.

There is a consistent influx of new assignments from current clients, and the firm is in search of a driven and technically proficient Commercial Real Estate Associate who possesses the ambition to cultivate relationships and can seamlessly engage with a lucrative client portfolio.

Key Responsibilities

Candidates should have expertise in the following areas:

(a) Asset Management

o Handling licenses for assignment, subletting, alterations, and changes of use, including a solid understanding of the statutory framework (LTA 1988 and 1995 Act, particularly AGAs) and guarantees.

o Representing landlords and tenants in leasing matters, including the contracting out process and negotiations with opposing counsel.

o Managing:

· Agreements to surrender and deeds of surrender.

· Rent deposit agreements.

· Wayleaves for telecommunications providers and other utilities, along with other essential documents (substation leases, leases/licenses for EV charging points).

· Licenses to occupy / tenancies at will / advising on the necessity to contract out.

· Lease re-gears/deeds of variation/reversionary leases.

The ideal candidates will:

· Have a comprehension of sustainability issues related to leases and licenses, such as MEES, EPCs, and green lease drafting.

· Be well-versed in Land Registry practice guides and land registration protocols.

· Understand VAT implications on property transactions and SDLT for common real estate dealings.

· Be knowledgeable about HMRC guidelines on VAT and SDLT.

(b) Sales/Purchases

Representing a vendor in a sale, which includes assembling sales packs, preparing responses to CPSE inquiries, and drafting contracts and transfers of whole; establishing and managing a data room.

Representing a purchaser in a sale, which involves:

· Compiling a report on title for a purchaser, including leases.

· Conducting all standard searches/other due diligence, considering the property type and transaction, and selecting relevant searches and inquiries; assessing results/responses.

· Navigating land registry and SDLT processes.

· Negotiating sale/purchase agreements.

· Granting and releasing charges in standard conveyancing transactions.

Possessing a general understanding/experience of elements of conveyancing transactions/procedures, including the roles of clients, lawyers, surveyors, and other professionals.

Qualifications

  • Commercial Real Estate Associate/Senior Associate solicitor with a minimum of 2+ years PQE.
  • Proven ability to meet deadlines, prioritize tasks, and manage a diverse caseload.
  • Capacity to work effectively as part of a team and independently.
  • Strong legal acumen with meticulous attention to detail.
  • Exceptional organizational and time-management capabilities.
