Job Summary:

Serco Plc is seeking a highly skilled and experienced professional to join our team as an Estates and Maintenance Coordinator. This is an exciting opportunity to work in a dynamic and fast-paced environment, where you will be responsible for the management and delivery of day-to-day operations of the building department.

Key Responsibilities:

  1. Operational Management: Effectively manage and control the day-to-day operations of the building department within the allocated budget.
  2. Team Leadership: Responsible for the management of the Building Team Leaders and Grounds and Gardens Supervisor.
  3. Maintenance Scheduling: Produce a planned maintenance schedule for the building, grounds and gardens services detailing all tasks to be undertaken.
  4. Project Management: Project management of minor new works, including coordination, programming and financial control to stringent requirements of both timescales and costs.
  5. Reporting: Provide reports detailing the asset condition and any work necessary to maintain the Hospital estate at the appropriate designated maintenance standard.
  6. Auditing: Participate in six-monthly environmental and estates condition audits to identify asset conditions and future maintenance requirements.
  7. Risk Management: Minimise disruption to the clinical continuity and mitigate/control project specific risks from unavailability and service performance deductions.
  8. Life Cycle Works: Manage the delivery of any reactive Life Cycle works (Building) of the Annual Life Cycle programme.
  9. Compliance: Comply with the procedures as detailed in the companies Quality Assurance Manuals and Health and Safety Policies, including that of the CDM Regulations.
  10. Collaboration: Liaise with Endeavour, the Trust and other members of the Estates Management team as required.
  11. Authorisation: Carry out assigned Authorised/Responsible person duties for up to three individual building related disciplines.
  12. Specification Development: Support the preparation of specifications for maintenance/and building refurbishment as identified in the Annual Programme.
  13. Contingency Planning: Develop and test contingency plans for Building and Grounds and Gardens services.
  14. Delegation: Deputize for Building and Engineering Estates Manager.

Requirements:

  1. Contractual Knowledge: Knowledge of Private Finance Initiative (PFI) contracts.
  2. Operational Experience: Proven operational and project delivery experience within the facilities management service, including pre and post tender work with a focus on operational and project delivery.
  3. Financial Skills: Well-developed financial and analytical skills and good competency to work with complex data from a variety of sources and produce detailed reports.
