Role Summary

The successful candidate will work within a compact team of skilled Chartered Surveyors, overseeing the management and operation of the company's property assets across the UK. This role requires expertise in commercial property management, including but not limited to facilities oversight, financial planning, service charge management, and compliance with health and safety regulations.

Key Duties

  • Oversee daily operations of a portfolio primarily consisting of industrial properties and two office locations.
  • Manage utility services, ensuring timely payments and addressing any arising issues in collaboration with procurement and finance teams.
  • Handle business rates in conjunction with professional advisors and finance departments.
  • Coordinate with the finance team to issue rent demands, service charges, and insurance documentation, managing over 40 leases from external landlords.
  • Process contractor and supplier invoices, ensuring accurate allocation of costs within the organization.
  • Collaborate closely with the Head of Estates on management tasks related to acquisitions, disposals, and property conversions.
  • Establish and maintain comprehensive maintenance records, liaising with contractors for various property systems including electrical, heating, and security.
  • Oversee in-house management of three office locations and associated building management systems.
  • Develop and uphold contracts to ensure the efficient operation of each property.
  • Work with the Safety, Risk & Compliance Team to ensure all legal compliance matters are addressed for each property.

The ideal candidate will not necessarily be RICS qualified but must possess a robust understanding of property management legislation and practices to effectively manage the portfolio while continuously seeking improvements and innovations. We foster a culture of ongoing professional development.
