Position Overview

We are seeking a dedicated Real Estate Surveyor to join our Property Team at the Diocese of Hexham and Newcastle. This role is essential in ensuring the effective management and upkeep of all Diocesan properties, providing exceptional support to our parish communities and educational institutions.

Key Responsibilities

  • Conduct comprehensive evaluations of Diocesan properties.
  • Perform quinquennial assessments and deliver prioritized recommendations for necessary repairs, including estimated costs.
  • Investigate building defects and draft specifications for suitable remedial actions.
  • Prepare and distribute detailed survey reports.
  • Offer expert advice and support to Clergy and parish representatives regarding property-related issues, including the selection of professionals, contractors, and project oversight.
  • Manage the contractor bidding process.
  • Oversee the administration of construction agreements.
  • Execute site inspections to evaluate the quality and craftsmanship of contractors' work.
  • Assess properties for compliance with statutory regulations.
  • Provide guidance and perform tasks related to adherence to legal requirements.
  • Assist Diocesan schools with property and land-related concerns.
  • Support the management of property leases, rental assessments, and service charges.
  • Address boundary disputes and other property-related matters.
  • Facilitate the acquisition and sale of properties.
  • Collaborate with insurers and loss adjusters regarding building insurance claims and associated construction activities.

Essential Qualifications

  • A relevant degree or equivalent experience in the property sector, whether in corporate, charitable, or consultancy environments.
  • Proven experience in conducting building condition assessments.
  • Familiarity with historic and listed properties.
  • In-depth knowledge of building pathology, with the capability to recommend appropriate repairs based on construction age and style.
  • Understanding of health and safety regulations, including CDM and asbestos management.
  • Comprehensive knowledge of Building Regulations and their practical applications.
  • Ability to access buildings using ladders or scaffolding.
  • Strong organizational, administrative, and IT skills.
  • Willingness to work flexible hours, including evenings and weekends, as needed.
  • A valid Driving Licence, access to a vehicle, and readiness to travel throughout the Diocese.
