Position Overview:
We are seeking a highly skilled Lead Quantity Surveyor to join our dynamic team at A.D.S Construction Personnel Ltd. This role is pivotal in managing the financial aspects of construction projects, ensuring that all commercial activities align with project goals.

Key Responsibilities:
As a Lead Quantity Surveyor, you will:

  • Oversee the financial management of projects, providing essential advice and support to the Operations Team.
  • Conduct comprehensive project analyses, including cost forecasts and labor payout rates.
  • Identify and negotiate with subcontractors, managing costs and placing orders effectively.
  • Prepare and administer subcontractor accounts, ensuring timely submissions.
  • Participate in valuation meetings with main contractors or client representatives as necessary.
  • Deliver accurate monthly cost reports for review with the Commercial Manager.
  • Price, confirm, and negotiate variations with main contractors.
  • Measure labor-only subcontractors and direct labor weekly, authorizing payments based on timesheets and invoices.
  • Facilitate the creation and agreement of final accounts within stipulated timeframes.
  • Ensure compliance with contract conditions regarding final account payments and retention monies.
  • Prepare and negotiate claims for time extensions and reimbursement of expenses.
  • Identify financial solutions to project challenges, providing necessary documentation.
  • Collaborate with management and procurement teams to enhance profit margins on contracts.
  • Adhere to commercial processes and procedures, ensuring a thorough understanding of contractual and legal frameworks.
  • Maintain a high level of knowledge regarding construction techniques and industry standards.
  • Provide exceptional technical and commercial support to meet business and client objectives.
  • Ensure accurate reporting of contract performance and participate in monthly team meetings.

Qualifications:
The ideal candidate will possess:

  • A degree in Quantity Surveying or Commercial Management.
  • Professional qualification (CSCS).
  • Proficiency in Microsoft Office Suite.
  • A minimum of 7 years of experience in the construction industry, preferably with a subcontractor.
  • Comprehensive knowledge of carpentry and related fields.
  • Strong financial, technical, and commercial awareness.
  • An understanding of modern construction techniques.
