Job Summary:
We are seeking an experienced Maintenance and Asset Management Specialist to join our team at Reed. The successful candidate will be responsible for supporting the Asset Management Programme, Building and resident Health and Safety, Maintenance administration, and other related tasks.
Key Responsibilities:
- Maintenance Operations: 30% of the role will involve overseeing maintenance operations, ensuring that all tasks are completed to a high standard and within the specified timeframes.
- Asset Management Lead: 70% of the role will involve leading the Asset Management Programme, including undertaking stock condition surveys, managing capital works projects, and ensuring compliance with health and safety legislative practices.
- Stock Condition Surveys: The successful candidate will be responsible for undertaking stock condition surveys on a regular basis, identifying areas for improvement and implementing solutions.
- Capital Works Projects: The candidate will take the lead on capital works projects, including refurbishments of internal and external domestic properties, and will be responsible for managing external contractors on site.
- Procurement: The candidate will assist with the procurement of new contracts as required, ensuring that all necessary procedures are followed.
- Health and Safety: The successful candidate will be responsible for ensuring adherence to health and safety legislative practices, including risk assessment, fire safety, gas safety, electrical safety, asbestos, and Legionella.
- Maintenance Issues: The candidate will deal with day-to-day maintenance issues, undertaking routine inspections, and liaising with tenants and contractors to ensure that works are completed to specified timeframes.
- Maintenance Emergency Service: The successful candidate will manage and participate in the maintenance emergency service, providing a first point of call for out-of-hours issues.
- Asset Management and Maintenance Budget: The candidate will work closely with senior management to plan, manage, and monitor the Asset Management and Maintenance budget.
- Customer Service: The successful candidate will provide excellent customer service, dealing with any issues in an appropriate and professional manner.
Requirements:
- Experience: The successful candidate will have experience in property management and maintenance, with a strong understanding of current health and safety and housing legislation.
- Organisation and Prioritisation: The candidate will be highly organised and able to prioritise workloads effectively.
- Problem-Solving: The successful candidate will be able to solve problems effectively, using their knowledge and experience to find solutions.
- Customer Service Skills: The candidate will have high-level customer service skills, with a positive attitude and excellent telephone manner.
- Pressurised Environment: The successful candidate will be able to work in a pressurised environment, managing multiple tasks and priorities.
- Local Knowledge: Knowledge of the local area is highly desirable, but not essential.
- Driving Licence: The successful candidate will hold a full UK driving licence.
Benefits:
- Salary: £50,000 to £55,000 per annum.
