Property Asset Manager - North London

We are collaborating with a local authority seeking a skilled Property Asset Manager to enhance their property services division.


Key Responsibilities:
  • Conduct thorough assessments of properties, identifying faults and failures.
  • Perform pre and post inspections as required.
  • Draft specifications and supervise the execution of scheduled maintenance tasks, ensuring quality, cost-effectiveness, and timely progress.
  • Engage consultants and contractors to implement the planned maintenance strategy and significant repairs.
  • Manage contracts effectively with external service providers.
  • Oversee energy efficiency evaluations and strategize for the decarbonization of properties.
  • Guarantee that services are delivered in compliance with health and safety regulations, ensuring the safety of customers, colleagues, and third parties.
  • Commission external stock condition assessments as necessary.
  • Provide technical expertise on quality control for new construction projects.
  • Compile performance data for reports to the Operations Director.

Essential Qualifications:
  • In-depth knowledge of building construction, standards, and regulations, with the ability to diagnose and propose solutions for building defects.
  • Proactive approach with the capability to work independently, managing contractors effectively at the project level, including health and safety, quality, cost, and progress.
  • Exceptional customer service skills with the ability to communicate clearly and accurately in writing, face-to-face, or via telephone.
  • Proficient IT skills, including knowledge of Microsoft Office and property management systems.
  • Proven experience in delivering building maintenance surveying services.
  • Experience in overseeing external contractors in a responsive environment.

Desirable Attributes:
  • Understanding of the social housing context.
  • HNC/HND in building construction or surveying or equivalent.
  • Evidence of ongoing professional development.
  • Membership in RICS (Building Surveying) or MCIOB.
