About the Role

We are seeking a highly skilled Land Acquisition Specialist to join our team at Vistry Group. As a key member of our team, you will be responsible for identifying and acquiring viable land opportunities for residential development.

Key Responsibilities
  • Identify and appraise new land opportunities for residential development, ensuring they align with our business strategy and core values.
  • Establish and maintain effective working relationships with local authorities, land agents, landowners, and other developers within our area of operation.
  • Prepare accurate viability reports, supporting our Senior Land Manager or Land Director with acquisition strategies, which will involve presenting development opportunities to senior colleagues for approval.
  • Collate build costs, sales market research, local planning policy, and technical information to undertake a detailed assessment of a site's potential for development.
  • Work with our Planning Manager to obtain planning consents, discharge planning conditions, and manage S106 obligations and CIL payments.
  • Assist in negotiating legal agreements with lawyers and third parties.
  • Assist in preparing approval packs for the Main Board to obtain approval to proceed with land acquisitions.
Requirements
  • Degree-qualified, ideally in a property-related field.
  • A confident communicator with strong negotiation skills and excellent presentation skills.
  • Excellent geographical knowledge and an understanding of the residential market.
  • Able to negotiate land agreements with solicitors, agents, and third parties.
  • A good understanding of residual appraisals, national, and local planning policies.
  • Positive attitude towards teamwork and a commitment to work as required to meet the needs of the business.
Desirable Qualifications
  • Experience from a land agency or developer background.
  • Ability to identify viable land development opportunities both on and off market for delivery in the short to medium term.
  • Build a short and medium-term pipeline landbank based on strong margin and advantageous deal structure and cashflows.
  • Maintain and expand our Division's key contact base, e.g., land agents, land owners, local authorities.
  • A good understanding of Excel and residual appraisals.
  • Technical ability and good understanding of the planning process.
