The role of Property Manager Commercial involves overseeing the performance of property assets across a portfolio of 43 properties, including 9 international sites. The portfolio comprises a mix of freehold, leasehold, and managed service sites.

Key Responsibilities

  • Develop and implement a property strategy to optimize asset performance and delivery of a high-quality service to users.
  • Establish key performance indicators (KPIs) for properties across the portfolio and monitor progress.
  • Establish a clear decision-making framework, documentation, and budget planning for proactive management and forecasting of property-related decisions and commitments.
  • Create a policy and reference point for the capabilities of property assets, distinguishing between corporate and training sites.
  • Ensure property infrastructure reflects and implements environmental, social, and governance (ESG) best practices.
  • Identify and pursue suitable grant initiatives for property infrastructure.
  • Manage business rates and apply charitable rules.
  • Build strong relationships with key business users for each site.
  • Negotiate with landlords, agents, and councils as required.
  • Research market rates and commercial terms for sites and make informed decisions.
  • Understand maintenance requirements and priorities across each site, liaising with the Facilities Management team.

Requirements

  • Technical knowledge of building construction methods and materials, building defects, building design, and construction.
  • Good working knowledge of relevant statutory regulations applying to commercial premises.
  • Knowledge of Health and Safety legislation and ability to apply legal requirements in the workplace.
  • Able to plan, manage, and monitor financial resources and data, applying controls and experience of monitoring maintenance budgets.
  • Able to plan, prioritize own work and that of a dispersed team to maximize efficiency.
  • Project management skills to manage repair and planned maintenance programs.
  • Excellent written and verbal communication and reporting skills, with experience of producing reports to a management team and committee.
  • Proven success in developing effective working relationships, partnerships with contractors, and communicating and influencing others.

  • Salary: £60,000-£65,000
  • 6-month fixed-term contract with a view to going permanent
