Job Summary and Key Responsibilities

We are seeking a Head of Centre within Property Management to join our dedicated and dynamic team based in Manchester. To be successful in this position, you will need to be a current Senior PM or Team Manager with experience in leading a team. You will oversee a team of Property Managers and Inventory Clerks, providing day-to-day support and ensuring the smooth running of the branch portfolio while working with the Regional Manager to support strategic objectives.

Key Responsibilities:
  • Provide support and guidance to a PM Team Leader and a team of 20 with respect to the PM/PI function, their productivity, and output.
  • Conduct morning meetings.
  • Assist the Property Management Team Leaders with ongoing recruitment of PM/PI roles within the region.
  • Provide support and guidance with the implementation of new legislation.
  • Help investigate customer complaints and propose/undertake appropriate responses.
  • Coordinate and, where possible, provide training.
  • Support the Property Management department through guidance and mentoring to achieve strategic objectives.
  • Support audits of property management departments in conjunction with branch audits.
  • Ensure that property management best practices are shared.
  • Check gas daily to ensure processes have been adhered to, having relevant conversations.
  • Monitor teams' overdue workflows, having relevant conversations.
  • Monitor the churn report, having relevant conversations.
  • Identify possible opportunities to enhance the level of service provided to both internal and external customers, discussing with RPM and assuming responsibility for implementation.
  • Work on group projects or initiatives along with the RPM to ensure successful implementation.
  • Direct line management responsibility in relation to Property Management Team Leaders.
  • Responsibility to enforce strategic objectives.
  • Conduct interviews.
  • Ensure adequate cover in the department during holidays and days off.
  • Monitor workload of Team Leaders and Property Managers, being aware of any issues that may affect staff morale.
  • Be the point of contact for the lettings/branch managers to resolve issues with the property management team.
  • Be a point of contact for out-of-hours emergencies and act in accordance with best judgment.
What We Are Looking For

We are looking for an individual with excellent communication, written and verbal, professional telephone manner, organizational skills, time management, and attention to detail. Experience leading a team and a proven history working within the property industry are essential. Up-to-date knowledge of legislation and a full UK driving license are also required.
