Velocity Recruitment is currently in search of a Construction Project Leader for a prominent Residential Developer known for its private sale homes, overseeing a significant development of 318 units.

Our client is a well-established Developer, focusing on high-quality private sale properties in Buckinghamshire and neighboring regions. With over 60 years of industry experience, they have built a strong reputation for exceptional design, effective governance, and proficient management practices.

Their excellence has been acknowledged through numerous awards, including Large Housebuilder of the Year and First Time Buyer Readers' Award.

Project: The development consists of 318 units, featuring 196 timber frame houses, 27 modular homes, and 85 traditional low-rise apartments. The project is in its initial stages and has a projected timeline of 4 years.

Role Overview:

We are seeking a Construction Project Leader to oversee the project from inception to final handover, taking full responsibility for all daily site operations.

You will manage a Site Manager, an Assistant, and a site-based Materials Controller.

This is a lead position reporting to a visiting Contracts Manager.

Key Responsibilities:

  • Daily oversight of construction operations to enhance profitability and client satisfaction while ensuring adherence to program schedules, Health and Safety regulations, and Quality Control standards.
  • Implementation and maintenance of SHE protocols.
  • Coordination of Subcontractor Health & Safety, ensuring Risk Assessments and Method Statements are established prior to work commencement.
  • Understanding of the Procurement Strategy, providing support to the Quantity Surveyor.
  • Participation in Pre-contract meetings with Subcontractors as required.
  • Regular progress monitoring, assisting the Contracts Manager in reporting advancements and managing work in line with contract and target schedules.
  • Short-term scheduling.
  • Review of architectural drawings for buildability and compliance, ensuring the flow of updated information to the supply chain.
  • Support in negotiations and orders with Utility Companies to guarantee timely installation of all incoming services.
  • Conducting Sub-contractor pre-commencement meetings, progress meetings, and documentation including minutes.
  • Performing quality inspections and checks on works.
  • Completing necessary take-offs for material orders as needed.
  • Commercial awareness – understanding the financial landscape and strategy.
  • Awareness of the Project Profit Plan and your role in its execution. Familiarity with the preliminaries budget and managing expenditures related to site setup and consumables.
  • Strong communication skills with a focus on Customer Service.

Candidate Profile:
The ideal candidate will possess a proven track record in delivering new build housing projects, with essential experience in Timber Frame construction.
