About the Role

We are seeking a seasoned Development Project Manager to join our team at WeWork. As a key member of our project management team, you will be responsible for overseeing a portfolio of projects initiated by our internal stakeholders, including Growth, Operations, and Sales. Your primary focus will be on coordinating cross-functional internal teams and engaging third-party vendors to drive projects towards successful completion.

Key Responsibilities

  • Oversee the quality, budget, and schedule of development, member customization, and capital improvement projects.
  • Manage multiple projects simultaneously and prioritize workload within the group to ensure project timelines are met.
  • Ensure project teams are adequately resourced to achieve project goals.
  • Lead project teams to achieve goals through effective leadership and inspire them to deliver high-quality results.
  • Coordinate with internal stakeholders, including Design Studio, Cost Management, Sales Account Management, and Facilities Operations, to ensure seamless project execution.
  • Develop and present custom proposals to clients, including test fits, layouts, cost estimates, and project schedules.
  • Provide advisory services to the Sales team and clients to offer competitive solutions for customization requirements.
  • Prepare and present Capex and layout approval decks to the board.
  • Participate in the Play process to identify and mitigate potential impacts to project budget, schedule, and quality.
  • Contribute to the Technical Due Diligence and Layout process, ensuring lease terms are fully considered, and develop estimates and initial budgets.
  • Collaborate with the Design team to ensure design intent and construction design meet all general standards and budget guardrails.
  • Manage the handover process to the Operations team and clients, ensuring project quality meets WeWork standards.
  • Manage project close-out and finalize invoicing within 90 days post-project completion.
  • Generate and maintain reporting data for respective projects, reporting to upper management as necessary.
  • Provide accurate Capex cash flow projections on a monthly basis for all approved Capex projects.
  • Work with the Finance team to support collection of TA and MSC contributions.
  • Collaborate with the department to roll out new initiatives and meet targets.

About You

  • 5-8+ years of experience in all phases of the development process, from schematic design through the bid process and construction management.
  • Strong communication skills, with the ability to work with external clients and provide professional advisory services.
  • Familiarity with construction industry best practices, building, and ADA codes.
  • Self-motivated, with the ability to work independently in a fast-paced environment.
  • Experience in retail and commercial construction/development, preferably with contract values over $2M.
  • Willingness to travel up to 50% of the time.
  • Passion for construction and development, with a desire to contribute to the growth of the community.
  • Ability to think outside the box and explore new ways to execute projects.
