About the Role

Churchill Estates Management Ltd is seeking an Area Manager to oversee a portfolio of independent retirement housing developments across the North. This role involves managing properties in regions including Derbyshire, Northampton, Nottingham, Yorkshire, and Lincolnshire.

The Area Manager is responsible for delivering a high-quality, cost-effective management service while ensuring exceptional customer satisfaction that meets and exceeds expectations.

Regular site visits will be conducted to maintain strong relationships with external landlords and homeowners, while also supporting and developing a team of Lodge Managers who coordinate daily operations, including maintenance, health & safety, and community events. Additionally, the Area Manager will directly manage a selection of retirement bungalows, overseeing a total of 11 sites in the region.

Supporting the professional growth of the team is crucial, which includes conducting performance reviews, leading recruitment efforts, and onboarding new team members. The Area Manager will ensure that all staff understand the company values and the standards of service required to maintain a consistently high level of quality.

Key responsibilities also include managing budgets, controlling expenditures, and negotiating with contractors to ensure optimal performance. Building strong internal relationships with support teams at the Head Office is essential, as they provide assistance with various aspects of the role, including service charge accounting, property services, and human resources.

This position is home-based, requiring extensive travel throughout the region, with occasional visits to the Head Office.

The working hours are 9:00 AM – 5:30 PM, Monday to Thursday, and 9:00 AM – 5:00 PM on Fridays.

About You

The ideal candidate will possess a solid understanding of property management and building structures. A recognized property management qualification with membership in RICS or IRPM is desirable, along with experience in the leasehold retirement sector.

Proven experience in managing people, particularly in a dispersed team environment, is essential. The candidate should be confident, approachable, and possess excellent communication skills, along with a high level of proficiency in both written and spoken English and numeracy.

Self-motivation, conflict resolution skills, and the ability to foster relationships with internal and external stakeholders at all levels are key attributes. The candidate should also be highly organized, adaptable, capable of managing multiple tasks simultaneously, and open to taking on new responsibilities.

Strong IT skills, particularly in MS Office applications, are required. A full UK Driving Licence is necessary, and being based in or around Derby is preferred for ease of travel.
