The Residential Sales Leader will be responsible for managing the sales teams on-site, providing guidance, coaching, and motivation to achieve optimal sales results for some of the most exciting residential projects.

This role is both challenging and rewarding, requiring a proactive and engaging individual who can significantly influence a vital aspect of the organization.

The ideal candidate will possess a strong background in sales, particularly in new homes, with experience working for a house builder or a leading new homes agency. Familiarity with managing new homes sites and a solid understanding of selling to both owner-occupiers and investors is essential. A comprehensive grasp of sales and marketing strategies, as well as the processes involved in collaborating with domestic and international agents, is crucial.

Key Responsibilities:

  • Achieve and surpass profitable sales objectives by demonstrating exceptional selling skills and delivering outstanding service to all clients.
  • Continuously assess sales strategies and product presentations to ensure optimal pricing and sales rates align with the corporate image.
  • Effectively manage the sales environment, including the sales office and surrounding areas, ensuring an inviting atmosphere for clients.
  • Oversee the recruitment, training, and development of site-based sales personnel and administrative staff.
  • Organize and manage the Sales & Marketing suite along with related administrative tasks.
  • Maintain accurate records of reservations and sales activities.
  • Coordinate the sales team schedule in accordance with business hours.
  • Ensure timely processing of commission claims and maintain staff records regarding absences.
  • Guarantee compliance with company standards for all sales-related documentation and systems.
  • Conduct market research to leverage data for competitive advantage.
  • Manage a sales database effectively to maximize sales opportunities.
  • Generate potential sales leads beyond those created through marketing efforts.
  • Utilize effective selling techniques to exceed sales targets.
  • Facilitate the progression of secured reservations to completion.
  • Anticipate and manage cancellation risks to minimize rates.
  • Ensure a seamless experience for clients throughout the legal process.
  • Deliver exceptional customer service and resolve any complaints effectively.

  • Extensive knowledge and experience in the New Homes / Residential Sales and Development sector.
  • Experience in conducting market research and competitor analysis.

Salary: £36,000-£42,000 basic, £80,000 OTE
Hours: 9.30 am-6.00 pm Monday to Friday, with occasional weekend work required.
