Black Fox Solutions is partnering with a leading construction firm in Northern Ireland renowned for its expertise in building and public works projects. Due to their continued success and expansion, they are seeking a highly motivated and experienced Commercial Manager to join their dynamic Response Maintenance team.

As the Commercial Lead, you will play a crucial role in overseeing and managing their Social Housing Contracts, ensuring both operational and financial objectives are met. You will be responsible for leading and mentoring a team of estimators and coders, while also collaborating closely with subcontractors and stakeholders to deliver successful projects.

Responsibilities:
  • Contract Management: Effectively manage and oversee contracts, providing contractual and cost advice to operational staff. Analyze and report on commercial data to ensure project success.
  • Team Leadership: Lead and motivate the Estimating/Coding teams, setting clear targets and timelines. Provide guidance, training, and support to junior staff members, fostering their professional growth within the company.
  • Budgeting & Cost Control: Establish and monitor budgets and work specifications throughout contracts. Oversee project financial management, ensuring projects are completed within financial targets. Prepare accurate cost estimates and implement effective cost control measures across all project lifecycles.
  • Procurement & Subcontractor Management: Manage the procurement process, negotiate favorable terms with subcontractors, and oversee their performance. Ensure effective contractual management of NIHE & Housing Association contracts, resolving day-to-day issues promptly and efficiently.
  • Auditing & Reporting: Monitor project trends, identify operational issues, and conduct audits of job completions and submissions. Analyze monthly accounts to pinpoint areas for improvement. Prepare comprehensive internal reports on Work in Progress and Cost Value Reconciliation. Provide regular updates on project financial status to senior management and stakeholders.
  • Risk & Dispute Management: Proactively identify, assess, and manage risks associated with project financials and contracts. Effectively resolve any contractual disputes or financial issues that may arise.
  • Stakeholder Engagement: Build and maintain strong relationships with key stakeholders, including clients, subcontractors, and internal teams. Operate in accordance with strict client KPIs, prioritizing Time, Cost, and Quality in all endeavors.
