About the Role

We are seeking a skilled Maintenance Surveyor to join our team at Adecco, a leading employment agency. As a Maintenance Surveyor, you will be responsible for delivering technical repairs and inspection services to maintain housing stock in a public sector organisation based in East London.

Key Responsibilities
  • Oversee appointed contractors carrying out repairs and minor improvement works on an allocated patch, ensuring a high-quality repairs and maintenance service at the best possible cost.
  • Conduct site surveys and estate inspections to identify potential hazards and ensure compliance with health and safety regulations.
  • Undertake technical and inspection duties in relation to repairs and minor improvements to occupied and void homes, external and communal areas, and playgrounds.
  • Assess properties for hazards such as damp, mould, excess cold, sanitisation, drainage, etc.
  • Raise works orders and variation orders, obtain, challenge costs, and approve quotations for specialised/non-standard works.
  • Work supervision, contractor liaison, and progress monitoring to ensure target dates are achieved and quality standards are met.
  • Post-inspect works to ensure quality, audit requirements, and quotas, monitor post-inspection failures, frequency of repair requests by property, most used items, and quoted work as requested.
  • Conduct inspections for inspection claims, liaising with residents, validating claims, and advising the insurance team.
  • Highlight materials that may contain asbestos and arrange appropriate survey and removal in accordance with procedures.
  • Identify potential fire safety risks and arrange remedial action in line with procedures. Carry out fire assessments in accordance with the Regulatory Reform (Fire Safety) Order 2005 if required.
Requirements
  • Experience of working in a Repairs and Maintenance environment.
  • Experience of providing technical support and advice to a range of stakeholders.
  • Experience of working in a customer-facing environment.
  • Experience of carrying out HHSRS assessments.
  • Extensive knowledge of building repairs and maintenance, building defects, building decay, and building performance failure, including non-structural cracks, spalling concrete/structural cracks/defective external walls.
  • Expert knowledge of the Fitness for Habitation Act 2018, Building Regulations Part A, Part F, Part H, Part N, and 2.19 Regulation 7.
  • Knowledge of HHSRS hazard identification.
