Galliard Homes Ltd is seeking a highly skilled Commercial Asset Manager to join our team. As a key member of our property development and management group, you will be responsible for managing a portfolio of commercial assets, ensuring their optimal performance, profitability, and value enhancement.
Key Responsibilities- Oversee and negotiate lease agreements to maximize revenue and minimize risk.
- Actively market vacant units to minimize downtime and ensure timely occupancy.
- Conduct regular rent reviews to ensure fair market rates and maintain accurate portfolio data.
- Foster strong relationships with tenants, managing agents, and internal stakeholders to ensure seamless communication and collaboration.
- Collaborate with the wider Galliard Homes team to understand the strategy of each site within the portfolio and identify opportunities for value enhancement.
- Work with building surveyors to conduct dilapidation surveys and negotiate with tenants to ensure fair compensation for refurbishment works.
- Identify sites where refurbishments will enhance the value and marketability of a property.
- Assist the Investment and Acquisitions teams with information and support as needed.
- Ensure effective communication with tenants and managing agents to maintain a high level of service and satisfaction.
- Review and manage service charge budgets to ensure affordability and realism for each site.
- Review and sign off business rates across the portfolio to ensure compliance and optimization.
- Assess the usability of our sites and consider planning uses to maximize value.
- Exceptional organizational and communication skills with a strong commercial knowledge.
- Determination to provide solutions to improve efficiencies and achieve goals.
- Ability to present ideas in a clear and professional format.
- Confidence to liaise with external organizations and individuals, including JV partners, solicitors, and banks.
- Minimum 5 years of relevant experience in commercial asset management or a similar role within a property development or property management business.
- RICS accreditation is desirable.
