About the Role

We are seeking a highly motivated and experienced Property Manager to join our team at Buzz Bingo. As a key member of our estate management team, you will be responsible for the efficient and effective management of our property portfolio, which includes 82 trading bingo clubs, retail, office, and other non-residential properties.

Key Responsibilities
  • Property Management: You will work closely with the Head of Estate Management to provide proactive and detailed management of the property portfolio, ensuring occupational costs are minimized, and rental income is maximized.
  • Letting and Sub-Letting: You will be responsible for the letting of vacant properties, including the appointment of agents, preparation of Board reports, and completion of lettings.
  • Sub-Tenant Management: You will proactively manage the existing sub-tenant portfolio to ensure timely invoicing, reduction in arrears, and minimize voids.
  • Lease Renewals and Rent Reviews: You will negotiate rent reviews and lease renewals, ensuring the portfolio is managed appropriately.
  • Relationship Management: You will maintain good relationships with key landlords and stakeholders.
  • Business Rates and Insurance: You will monitor business rates liability and instruct specialist advisors to submit MCC appeals.
  • Regular Inspections: You will conduct regular inspections of the estate in accordance with good estate management principles.
Requirements
  • Commercial Property Management Experience: You will have previous experience in commercial property management, with a strong understanding of the UK commercial property market.
  • Knowledge of Landlord and Tenant Law: You will have a sound knowledge of landlord and tenant law, including negotiation of property transactions.
  • Strong Interpersonal Skills: You will have strong interpersonal skills, with the ability to communicate effectively with internal and external stakeholders.
  • Excellent Attention to Detail: You will have excellent attention to detail, with the ability to manage multiple tasks and priorities.
