Experienced Senior Property Manager

**Job Summary:**
We are seeking an experienced Senior Property Manager to join our team at OA. As a key member of our property management team, you will be responsible for overseeing the day-to-day operations of our properties, ensuring that they are well-maintained and that our tenants are satisfied.
Key Responsibilities:
- Oversee health and safety, fire risk assessments, asbestos, and legal requirements to ensure compliance.
- Source local contractors and negotiate contracts to obtain value for money.
- Work closely with our accounts team to develop realistic budgets and manage expenditure.
- Confirm asbestos reports for buildings pre-2000 and ensure that all necessary documentation is up to date.
- Communicate with tenants and stakeholders via SMS and email to keep them informed of any urgent issues.
- Identify opportunities to reduce costs and improve contractor relationships.
- Develop and maintain excellent knowledge of property management principles and procedures.
- Stay up to date with the latest developments in property management software, including QUBE.
- Utilize Microsoft Word and Excel to manage and analyze data.
Requirements:
- Excellent knowledge of property management principles and procedures.
- Good knowledge of QUBE computer system.
- Good knowledge of windows-based applications, including Microsoft Word and Excel.
