Salary: Circa £50,000 plus benefits
Key Responsibilities:
- Develop and maintain the Bill of Materials for each project, updating as necessary throughout the project lifecycle.
- Oversee rapid construction fit-out projects primarily within the leisure and hospitality sectors, managing contract values between approximately £300k and £2m.
- Collaborate closely with the purchasing department to procure all necessary materials, particularly those with extended lead times.
- Organize and present material and finish samples to the client team as required.
- Conduct regular progress meetings and provide detailed minutes to the Contracts Manager.
- Supervise on-site trades to foster collaboration and ensure timely progress.
- Be willing to travel nationally and stay overnight as needed.
- Manage multiple projects simultaneously, up to three at a time.
- Coordinate with colleagues regarding joinery manufacturing and any required furniture, fixtures, and equipment (FF&E).
- Ensure all joinery items are accurately drawn and approvals are secured.
- Act as the primary contact for clients and their teams.
- Communicate any variations to quoted sums as necessary.
- Report any delays caused by external factors to the Contracts Manager.
- Encourage all trades to complete their tasks in accordance with the project schedule.
- Request and submit all necessary certifications and operational & maintenance information promptly.
- Work with the Principal Designer on CDM matters and Building Control throughout the project.
- Ensure final sign-off of the Building Control certificate.
- Oversee snagging processes to ensure quality standards are met in a timely manner.
Take the lead in ensuring projects comply with internal health and safety policies and CDM 2015 regulations. Address asbestos reports as necessary and liaise with health and safety advisors as required.
Subcontractor Management:
Oversee subcontractor performance, adherence to schedules, quality, and value in collaboration with the Contracts Manager, implementing measures to address any performance issues.
Financial Management:
Control project costs, business expenditures, and their impact on the organization. Work alongside the Operations Manager and Contracts Manager to maximize profitability while ensuring value for money. Ensure accurate and timely billing in line with project timelines.
Client Relations:
Maintain consistent and professional relationships with clients, contractors, and internal teams. Effectively manage commercial opportunities, risks, and change controls to achieve agreed margins and profit targets.
Feedback and Improvement:
Assess client satisfaction levels after project completion, providing verbal or written feedback. Ensure prompt and appropriate responses to any customer issues in collaboration with the Operations Manager and Contracts Manager.
Compliance:
Adhere to all company policies and procedures, including health and safety protocols, ensuring personal safety and the protection of all staff, visitors, and contractors.
