Maintenance Operative Job Description

Caridon Group is seeking a skilled Maintenance Operative to join our team. As a key member of our maintenance team, you will be responsible for ensuring the upkeep and maintenance of our residential properties.

Key Responsibilities:
  • Liaise with contractors and maintenance teams to resolve maintenance issues and bring properties up to a habitable state.
  • Inspect properties and report to the Manager as required.
  • Identify damages caused by tenants and work with the Manager to ensure good upkeep of properties.
  • Attend bailiff appointments to establish property condition and provide feedback to management.
  • Check-out tenants, prepare check-out reports, and assist with re-renting or returning properties to landlords.
  • Coordinate with tenants to conduct works and resolve issues, sending appropriate letters and updating the Arthur system.
  • Ensure all work is completed to a satisfactory standard, with happy and content tenants, and upload notes and pictures to the Arthur system.
  • Perform routine maintenance tasks, such as changing bulbs and repairing doors/windows.
  • Assist with ongoing preventative maintenance programs and general repair and maintenance tasks.
Requirements:
  • Knowledge of safety guidelines related to maintenance work.
  • Ability to handle garbage disposal activities and collect recyclable materials safely.
  • Experience with machine and electrical repairs, as well as basic carpentry and plumbing.
  • Ability to work independently and as part of a team.
