You will work with the property management department in the day to day running of property management services to residential buildings across a portfolio in the North West. You will act as one of the first points of contact for the team’s enquiries in a fast paced, reactive environment.

**Hours of Work**

40 hours per week

Monday-Friday
9:00 am-17:00 pm
(_Flexibility required to suit needs of the business as evening meetings are sometimes required_)

Complete Property Management Solutions is thriving and constantly growing. We provide Residential Property Management, Block Management and Private Estate Management. Our office is based in Longridge, near Preston, which would be the main place of work. We work from an open plan office on a relaxed and informal basis. The role would predominantly be office based, however would also require some travel to our full portfolio of properties across the North West.

We are looking for reliable, committed, dedicated and resourceful team members, who thrive working as part of a very busy team. This position would suit an individual who has taken time out to nurture their family or is ready for a change of career and has transferable skills from previous roles.

**Main Duties and Key Responsibilities**

What will you do?
- Ensure our customers and their properties are cared for and maintained to the highest possible standards, in line with budgets, service level agreements, leases and regulatory requirements.
- Act as the first line for all customers, dealing calmly and confidently with reactive issues, following them through to resolution (or escalating as appropriate).
- Complete, compile reports, review and feedback key concerns from property inspections, with the appropriate follow-up.
- Work in partnership with the property management team in the delivery of day-to-day planned, reactive and cyclical maintenance and any works, acting as the daily point of contact for contractors.
- Support residents with their queries, seeing issues through to resolution, liaising with third parties as required.
- Input and update our buildings database and spreadsheets.
- Manage the site service schedule and planned maintenance schedule in line with required works and statutory compliance requirements.
- Work with the team to ensure all sites as well as residents/contractors/landlords are compliant with statutory and contractual obligations as well as all compliance and Health and Safety and Fire Safety regulations.
- Support key processes such as section 20’s, contract renewals, utility renewals, insurance claims and renewals, H&S reports, Fire Risk Assessment Actions and accompanying actions.
- Build and maintain client relationships to develop strong and lasting partnerships and loyalty, with high levels of customer satisfaction.
- Liaise with tenants, landlords, directors, contractors and other parties to ensure all services are delivered to the highest standards and expectations are fully met.
- Work with the team to manage all works and spends in line with budget, maintaining close oversight and control.
- Any other reasonable duty deemed necessary to ensure the smooth running of the office.

What are we looking for?

An individual with:

- Good working knowledge of Microsoft Office, particularly Word and Excel packages.
- The ability to read reports, analyse information and use initiative to research (if more information is required).
- Strong organisation skills and the ability to manage multiple and often conflicting deadlines.
- Natural investigative ability, determination and internal motivation to work through to find a solution.
- Proactive and enthusiastic approach.
- A strong and confident communicator across all platforms and in person
- Accuracy and attention to detail.
- Presentable appearance.
- Ability to work in a busy open plan office, as a positive team player, demonstrating mutual respect and integrity for others
- Ability to stay calm in a fast-paced environment.
- Full UK driving licence required as the position will require you to visit premises and sites across the North West.
- Residential property management experience is hugely advantageous, but not essential.
