INDEPENDENT ESTATE AND LETTING AGENCY Manchester are looking for an experienced (MINIMUM 3 YEARS) Part-Time Property Manager in order to manage a portfolio of 114 properties.

The role requires excellent organisational skills & persuasive skills, good telephone manners and the ability to think on your feet, working under pressure and with a degree of flexibility as no two days are the same. Preferably ARLA/ARMA Qualified.

**Responsibilities**:

- Property Maintenance Co-Ordination, utilising our in-house Property Maintenance Triage Intranet and Fixflo software, you will liaise with Landlords, tenants and third party companies to triage maintenance issues, obtain quotes and arrange for repairs to be completed to a professional standard in a timely manner.
- Sourcing new reputable contractors with fair pricing and speedy completion of works.
- Monthly compliance checking of contractors Public Liability Expiry.
- Ensuring that landlords are compliant with contractual obligations such as repairs and cleaning are completed within set timescale's.
- Providing exceptional service to internal and external clients including providing informed, detailed and accurate advice in order to ensure that client retention rates remain high
- Following procedures to ensure that service standards are consistent.
- Update Spreadsheets for full property compliance on a weekly basis
- You should have a keen desire to learn and understand about maintenance issues & assist where possible in fault diagnosis.
- You must have a good experience of the Fixflo software and creating Pre Planned Maintenance.
- You must have excellent numerusy skills and attention to detail
- You must have excellent working knowledge of Excel
- You must have a good understanding of Landlords and Tenants responsibilities/liabilities in line with tenancy agreements
