An opportunity is available for a Pre Contract Project Manager to join a major design and build contractor operating throughout Scotland.
The role:
To fulfil the role of Project Manager at Pre-Contract stage of Design & Build Projects. The role covers the companies contracting operations across the Aberdeen area and beyond where required.
The role involves the front-end management of Design & Build projects to ensure that projects are developed to meet the client's aspirations in terms of budget, design and timescales. This will involve liaising with all stakeholders, including the client, client'srepresentatives, consultants, design team, estimating team, operational delivery team, etc
In particular the role involves aligning design and costs together to ensure that projects can deliver the margins expected by the business and ensuring that the company's commercial position is protected.
Working closely with the Estimators, accurate and competitive pricing of all projects will be required together with the obtaining of best value from the supply chain.
The Pre-Con PM will be responsible for fulfilling all actions as defined within the company process.
Essential Job Function:

- Acting as Project Manager for the pre-construction phase of projects, including the development of projects in-line with the Design & Build Process
- Leading Design & Build Projects from a Commercial angle during the Pre-Contract development of projects, including leading the Estimating process
- Working with the Design & Build Manager, Business Development, Design Studio, Estimators and Operations team to develop Design & Build projects from Inception through to Award.
- Working with the Client or client's professional team to understand their brief and develop the scope and specification. Acting as Main Point of Contact through the Pre-Contract process
- Working with the Design Team to develop the project design and ensure that design and costs are aligned at all times
- Preparation of Pre-Contract programmes utilising 'Microsoft Projects' (training can be provided) to ensure client timescales are met by all involved in the design and development of the project
- Working with Estimators to prepare and present Budget Costs to clients
- Preparation and presentation of detailed Tender Proposals to clients
- Guiding value engineering where required to bring a project within budget
- Visiting site to assess requirements for projects, including any associated surveying and measuring
- Providing guidance and mentoring to the construction team members when/ where required
- Liaising with selected sub-contractors to develop design specifications for costing
- Taking supply chain sub-contractors to site where required to view and assess proposed scope of works
- Obtaining best value for company by ensuring the Estimators receive competitive prices for each work package and where negotiating to make sure costs are in line with current market rates
- Collating overall Tender Returns for external tenders where required and ensuring submission by the due time and date
- Advising on procurement strategy and understanding contract conditions / particulars
- Assess Preliminary requirements in conjunction with the Construction delivery team to ensure all site related costs are captured in tender costs
- Assess Health, Safety & Environmental requirements with the Construction delivery team and QHSE advisor to ensure any cost implications are captured in tender costs
- To maximise commercial benefits to company in the course of preparing tender costs, including agreement of MCDs and other such commercial arrangements
- Developing and maintaining a suitable supply chain to allow a minimum of 3 prices for all sub-contract trades where applicable, in conjunction with the Construction delivery team
- Formulating detailed Tender Reports where required for Clients
- Working with Estimators to provide a full Project Handover to the Post-Contract delivery team (QSs and Operational), including details of commercial arrangements and projected margin
- Providing support to the Design & Build Manager and Design & Build Director as required
Qualifications and Experience:

- Construction related Qualification - Quantity Surveying, Construction Management, Project Management or equivalent
- Commercial awareness
- Experience of a wide variety of procurement routes and construction methodologies and a technical knowledge base
- Demonstration of cost management
- Knowledge of construction contracts
- Experience of liaising with internal and external clients
- Attention to detail and a sense of urgency in completing tasks
This role comes with a salary up to £55,000 plus a company vehicle.
