We are looking for a Senior Pre-Con Project Manager to fulfil the role of Project Manager at pre-contract stage of Design & Build projects. The role covers Space’s contracting operations across the Aberdeen area and beyond where required. The role involves the front-end management of design & build projects to ensure that projects are developed to meet the client’s aspirations in terms of budget, design, and timescales.

**Responsibilities**:

- Leading Design & Build projects from a commercial angle during the pre-contract development of projects, including leading the estimating process
- Working with the client or client’s professional team to understand their brief and develop the scope and specification. Acting as main point of contact through the pre-contract process
- Preparation of pre-contract programmes to ensure client timescales are met by all involved in the design and development of the project
- Working with estimators to prepare and present budget costs to clients
- Liaising with selected sub-contractors to develop design specifications for costing
- Taking supply chain sub-contractors to site where required to view and assess proposed scope of works
- Collating overall tender returns for external tenders where required and ensuring submission by the due time and date
- Working with estimators to provide a full project handover to the post-contract delivery team (QSs and Operational), including details of commercial arrangements and projected margin

**About You**

You will be able to work in a fast pace, dynamic work environment with multiple priorities. You will be able to prioritize work in a heavily changeable environment and negotiate with contractors / sub-contractors and suppliers.

**Qualifications and Experience**:

- Construction related qualification to diploma or degree level - Quantity Surveying, Construction Management, Business Management or equivalent
- Minimum 3 years’ experience in the construction industry
- Commercial awareness
- Experience of a wide variety of procurement routes and construction methodologies and a technical knowledge base
- Demonstration of cost estimating techniques including from first principles
- Knowledge of construction contracts
- Experience of liaising with internal and external clients

**Skills and Other Requirements**:

- Ability to maintain highly confidential information and exercise sound judgment
- Be able to communicate with all levels of personnel within and out with the organization
- Proficient in MS Office Suites including Excel, Word, and Project
- Ability to use estimating software package (training provided)
- Planning and problem-solving skills and ability to adapt
- Excellent written and verbal communications skills
- Must pass any company or client scheduled or random drug screens
- Flexibility to travel to site locations as required within sphere of work
- Flexibility to work out-with normal hours by agreement when required
- Full clean driving license
