LIVINGWAY are seeking a Multi-Skilled Maintenance Technician to join our expanding team within the Build-to-Rent industry, you will be responsible for ensuring the smooth operation and maintenance of residential properties within our in-house portfolio. This role requires a combination of technical skills, attention to detail, and excellent customer service to meet the needs of our residents. You will play a crucial role in maintaining high standards of property conditions and enhancing resident satisfaction.
Reporting directly to the General Manager and working collaboratively with the On-Site Lettings Negotiators you will ensure that residents have the best experience, and you will consistently deliver the highest levels of customer service. You will also be required to provide various KPIs and adhere to budgets whilst conducting various administrative tasks.
**ROLES AND RESPONSIBILITIES (BUT ARE NOT LIMITED TO)**
Perform regular inspections, preventive maintenance, and repairs to ensure the proper functioning of mechanical, electrical, plumbing within the residential units. Address any maintenance requests promptly and efficiently while adhering to safety protocols.
Identify and diagnose issues with equipment, appliances, and building systems. Effectively troubleshoot problems, determine root causes, and implement appropriate solutions.
Conduct routine inspections of residential units, common areas, and grounds to identify maintenance needs, safety hazards, or potential issues. Document findings and recommend corrective actions to ensure compliance with established standards. Checking fire doors & bin stores particularly and taking action as required.
Arrange to test the fire alarm, emergency lighting, and any other mechanical and electrical safety systems and keep adequate records available for inspection.
Set standards of cleanliness through the development, arrange for any spillages or marks on floors or walls to be cleaned in the absence of the cleaners.
Work collaboratively to ensure the development is up to an exceptional standard, including bin/cigarette rotation, cleaning and minor landscaping. Litter picking, weeding, clearing exits.
Obtain and record meter readings for residents on request.
Create, update, and manage work orders, maintenance logs, and equipment records using digital systems. Maintain accurate documentation of completed tasks, repairs, and associated costs.
Coordinate with external contractors, vendors, and suppliers to schedule repairs, installations, and maintenance activities. Monitor performance, ensure compliance with contractual obligations, and maintain positive working relationships.
Respond promptly and courteously to resident inquiries, maintenance requests, and emergencies. Provide exceptional customer service, address concerns, and ensure a high level of tenant satisfaction.
Adhere to health and safety regulations, ensuring all maintenance activities are performed safely. Stay updated with industry standards, codes, and regulations relevant to maintenance operations.
Maintain an organised inventory of spare parts, tools, and equipment necessary for maintenance tasks. Coordinate with the procurement team to ensure the availability of necessary supplies.
Build rapport with residents and understand their specific needs and preferences. Maintain a professional and courteous demeanour when interacting with residents, ensuring their satisfaction throughout their tenancy journey.

**QUALIFICATIONS AND SKILLS**:
Relevant technical certifications or vocational training preferred.
Proven experience as a Maintenance Technician, preferably in the residential or property management industry.
Strong knowledge of building systems, including electrical, plumbing, HVAC, and appliances.
Proficiency in troubleshooting and performing repairs on various mechanical and electrical equipment.
Basic understanding of building codes, health, and safety regulations.
Excellent communication skills and ability to interact professionally with tenants and colleagues.
Strong organisational skills with the ability to prioritise tasks and work independently.
