Job Title: Concierge

**Hours: Monday - 8am-6pm**

**Tuesday, Wednesday, Thursday 8am-3pm**

**Friday - 8am-6pm**

Reporting to: Property Manager

To be a successful concierge, you should be highly organized and have a keen eye for detail. To ensure that all areas are accurately maintained to a high standard at all times. The most important duty overall is ensuring that the highest level of customer care and service is provided to residents and clients in line with standardized operating procedures.

**Responsibilities**:
The following duties are to be carried out; however, this list is not exhaustive as there may be other tasks that you will be required to undertake from time to time.

Complete a weekly Maintenance check of the site:

- Identify any repairs required and reporting these to the Property Manager to arrange repair of accordingly.
- Perform basic repairs & maintenance tasks as required
- Maintain an onsite log of all repairs reported by you, and progress action to complete.
- Ensure that all external areas of the Development are kept clear, safe, clean and free of litter.
- Carry out meter readings as requested.
- Monitor the use and storage of all janitorial and cleaning materials in use at the development
- Keep stock of fobs held on site, programme as required and distribute to leaseholder once authorised by Head Office
- Ensure that all communal stores (both bin and bicycle storage) are maintained in a clean and tidy state, and loose items are placed in bins.
- Be fully conversant with the location of stop cocks, gas and electricity cut-off switches relating to communal areas and blocks, and contact numbers for utility emergency reporting.
- Undertake any other duties as appropriate and as requested by the Property Manager.

General Duties:

- You are required to be flexible and undertake reasonable additional duties as required by the concierge, development manager or PBM management.
- Report any defect of Health and Safety concern, no matter what its nature, to your line Manager.
- Whilst on duty you should be of tidy appearance, wearing the identification badge provided.
- Be willing to attend any training courses such as Health & Safety awareness.
- Carry out any other duties as instructed by the Property Manager and liaise with other members of the team to ensure the smooth running of the development.
- Collect parcels, post and communicate with residents to distribute accordingly.

Making First Impressions:

- Provide a warm and courteous and prompt welcome on arrival to all visitors to the building.
- Attention to detail on all aspects of the job, whether this relates to resident service or the maintenance and management of the building to the required immaculate level.
- Be reliable, flexible, honest and a strong advocate for PBM and the Client.
- Ensure an accurate log is maintained for any visitors and deliveries.
- Actively and positively engage with colleagues, residents, visitors, clients, and service providers to ensure a seamless experience can be facilitated.

Procedures and Protocols:

- Maintain appropriate stationery stocks in reception area.
- Maintain an organised and tidy work area; this is to include the desk, reception area, lobby and resident floor corridors.
- Review and update site manuals and checklists on a regular basis.

Communication and Working Relationships:

- Escalate issues, when necessary, and receive guidance on future actions from the Property Manager.
- Receive feedback on performance and strive to always improve knowledge and performance.
- Handle incoming telephone calls/enquiries promptly to give a warm, courteous welcome, using the agreed salutation.
- Actively promote neighbourly relationships.
- Attend monthly training with PBM HQ.

**Salary**: £22,000.00-£25,000.00 per year
