**Graduate Management Surveyor**

**About the role**

The graduate role will combine on-the-job training such as shadowing surveyors, in house systems training, health & safety including and gaining your IOSH certificate, APC training, and off-the-job training provided by the University College of Estate Management (UCEM).
- As a Property Management Surveyor you will oversee the day to day running and management of a varied portfolio of commercial property ranging from retail, office and industrial.
- You’ll be responsible for providing landlords and tenants specialist advice on things such as lease obligations, repairs, and maintenance works, whilst overseeing the management of rental and other income owed by the tenant.
- You will be working with the client (landlords) to help enhance the value of their portfolios when required.
- Our clients are principally large institutional firms (pension funds, insurance companies etc.) and property companies.

**Some of your duties & responsibilities**
- Arranging and undertaking property inspections.
- Ensuring tenants’ compliance with lease obligations in relation to use and maintenance of the property are adhered to.
- Preparation and administration of service charge expenditure.
- Ensuring compliance with legislation including Health and Safety and other regulations.
- Provide support and assistance to clients in connection with value enhancement opportunities including rent reviews, lettings and lease renewal programs.
- Reporting to and working with clients on tenure and physical improvements to properties.

**Pre-requisites**
- Bachelor’s degree with honours at lower second standard (2:2) or equivalent OR
- A Bachelor’s degree or equivalent plus experience in a relevant field OR
- A level 5 qualification as defined by the Framework for Higher Education Qualifications for England, Wales and Northern Ireland (FHEQ) plus five years’ relevant experience OR
- Professional qualification plus five years’ relevant experience. And, Have GCSE Grade C or above in English and Mathematics (Grade 4 for applicants holding newly reformed GCSEs in England) or an equivalent Level 2 qualification in English and Mathematics as defined by the Regulated Qualifications Framework (RQF) in England.

Upon successful completion non cog degree holders will receive a Mcs (Hons) Real Estate and all degree holders will undertake the RICS Assessment of Professional Competence leading to registration with the RICS as a Chartered Surveyor (Commercial Real Estate)

**About The Role**

This is a permanent position on our non-rotational graduate program. A RICS accredited Building Surveying degree is essential in order to be considered. Graduates will be registered onto the APC and will be supported throughout the process by an assigned supervisor and an experienced industry trainer. To assist an experienced team in the delivery of all round Building Surveying services to a wide range of clients.
- Operate a full range of building surveying instructions on a variety of commercial properties, including offices, retail and industrial
- Our clients are principally large institutional firms (pension funds, insurance companies etc.) and property companies
- Instructions are typically split about 50:50 between professional work and contract work. Nearly all work is in relation to existing buildings often with a landlord/tenant aspect
- Professional work will include Schedules of Dilapidations (usually acting for the landlord), pre-acquisition surveys, party wall awards, defect diagnosis, planned preventative maintenance reports, reinstatement cost assessments, retail delivery and schedules of condition
- Contract work can typically range from £10k to £2.5million where we can be performing in the role of designer, contract administrator, project manager or a hybrid of all three. In addition, we perform the role of project manager of multi-discipline t
