**OVERALL OBJECTIVES**:
Leading and managing the Banks Homes and Banks Property commercial function. This includes taking overall responsibility for expenditure and cost control for housebuilding operations and the viabilities/cost plans for land bids, acquisition and land disposal activities.

**KEY DUTIES & RESPONSIBILITIES**:
**1.** **Working as part of the senior management team to manage home building and property operations to minimise associated risks and maximise opportunities.**

**2.** **Lead and develop the commercial team to ensure that they best equipped and motivated to meet the needs of the business.**

**3.** **Liaise with appropriate members of the senior management team to prepare land appraisals, cost plans and site budgets.**

**4.** **Drive best practice across the function and the wider business unit to maximise value and minimise cost. Lead on margin improvement initiatives across the business unit, develop robust commercial systems and process and ensure effective procurement strategies.**

**Be responsible for preparation of monthly valuations, to include assessment of cost to complete, and present to the Managing Director and Group Finance Director**

**Working with the various functions to provide project appraisals and expenditure forecasts for annual business budgets for both Banks Property and Banks Homes.**

**7.** **Provide accurate progress updates and regular reports to the Managing Director and the wider senior management team as required.**

**8.** **Manage the procurement of main contractors, subcontractors and suppliers. Working with internal and external stakeholders and supply chain to ensure high levels of quality, health and safety and delivery against programme and budget.**

**10.** **Create and manage, alongside the sales function, a customer extras system.**

**11.** **Ensure robust contract provisions are within all build contracts to ensure efficient and timely response to all post completion (aftercare) issues and high levels of customer care.**

**KEY CONTACTS**:
Internally: contact will be with all Directors, Managers and staff within the Group.

Externally: Contractors, consultants, developers and suppliers along with working with the land team on site acquisition and disposals.

**WORKING ENVIRONMENT**:
The individual would be joining a growing dynamic team who work in a collaborative and close-knit environment with everyone buying in as necessary to deliver the businesses aspirations for value creation and growth in the housebuilding and wider property sector.

**QUALIFICATIONS, KNOWLEDGE AND EXPERIENCE**:
**ESSENTIAL**:

- Experience at a senior level (Commercial Manager, Head of Commercial or Commercial Director) within the housebuilding sector.
- Knowledge and practical understanding of Valuation & Budgeting Systems, Health & Safety/CDM requirements, building regulations.
- Experience of leading and motivating a high performing commercial team.
- High levels of numeracy and literacy, including report writing.
- Ability to develop strategies for the delivery of complex projects while balancing the commercial risk and likelihood of commercial success.
- Financial acumen and an understanding of valuation principal, appraisals and budget management.
- Full driving licence.

**PERSONAL QUALITIES/COMPETENCIES**:

- Commercially minded, with a clear understanding of the criteria that businesses use to assess project feasibility and acceptability.
- At ease working at senior management level within an organisation.
- Must have a natural affinity with people and a high level of self-awareness.
- High personal resilience when promoting changes to the status quo.
- Capable of handling several projects simultaneously.
- Good problem solver.
- Integrity, honesty and good team player.
- Ability to understand a wide range of technical issues and a general knowledge of all aspects of the development process.
- Excellent project planning, organisational and management skills.
- First class communication skills and proficient use of IT.
