**New Homes Sales Negotiator**:
This is a full-time position working Monday to Friday 8:45am - 6pm daily with every other Saturday 9am - 4pm. A day in lieu will be awarded during the week for Saturdays worked. You will be reporting to the New Homes Director.

In this role, you will play a crucial part in ensuring the seamless progress of our new homes sales and marketing process, collaborating with both the residential sales and lettings teams to deliver an exceptional service to our clients. Your responsibilities will encompass client communications, viewing generation, generation of set KPIs such as Mortgage sign ups, conveyancing sign ups, viewings and sales, customer reservation and choices appointments, market research and supporting marketing campaigns.

**Overview of job description**:

- Track and collate comparable market research.
- Oversee and manage daily applicant enquiries.
- Pick up and manage active enquiries from external sources such as agency referrals and online portals.
- Lead and viewing generation via regular focus phone outs and property matches to existing estate agency database.
- Review ongoing marketing across all developments alongside line manager to generate consistent sales rates.
- Conducting on-site viewings with prospective purchasers.
- Work closely with members of the wider estate agency business to maximize in-branch opportunities to cross-sell new homes.
- Generation of mortgage appointments, solicitor sign ups, valuations, viewings and new homes sales.
- Weekly update to line manager.
- Work closely with the agency team to generate wider business opportunities such as market appraisals and referrals to the agency team for residential sales properties.
- Work closely with line manager to implement agreed strategies to generate consistent sales rates and maximize sales revenues.
- Attend team morning meetings and spend time within the office to deliver new homes updates, identify new opportunities and ensure all agency teams are aware of current availability, focus plots, reservations and updates on referrals shared.
- Maintain and support both new and existing relationships with developer clients via regular site meetings and viewing feedback.

**Salary**: £20,000.00-£22,000.00 per year
