**The Estates Assistant will be responsible for building effective relationships with**:

- Tenants operational teams
- Commercial neighbours
- Residential neighbours
- Utility and Service providers
- Third Party Contractors

**The tasks are wide ranging but will include and are not limited to**:

- Coordinating access onto the airfield, managing deliveries and coordinating with the construction teams over movements
- Undertaking security patrols and checks of the perimeter for the estate and ensuring the boundaries are intact liaising with third party security contractors or if required the emergency services
- Undertaking regular Health & Safety inspections of assets and recording observations and recommendations to ensure compliance
- Undertaking fire alarm tests and meter readings
- Ensuring occupiers and visitors adhere to health and safety measures implemented on the estate, undertaking inductions and challenging unsafe practices/behaviours
- Having a proactive approach of identifying and reporting any maintenance and repairs that are required and helping recommend cost effective solutions to resolve either in house or by appointing third party contractors
- Completing general maintenance on the Estate, such as clearing brambles and weeds, spraying of invasive species, replacing broken signs and traffic management controls, litter picking and salt spreading
- Liaising with contractors to ensure works are carried out safely to a good quality and on programme
- Using the IT reporting systems and Workstream trackers to report progress as well as escalating appropriately to management any issues
- Undertaking regular Vehicle, Tools and equipment checks and ensuring all manual activities and tasks are completed in a safe and controlled manner, in accordance with health and safety legislation
- Dealing with day-to-day tenant enquiries, ensuring the tenants are complying with their lease obligations and the site regulations handbook
- Assisting the Estates Manager to resolve any complaints or issues raised by neighbours and tenants
- Assisting the Estates Manager with the organisation and coordination of events

**Qualifications**
- GCSE qualifications preferred
- CSCS card preferred
- A range of Health and Safety related preferred such as First Aid, Working at Heights Manual Handling and Traffic Management preferred
- A range of handheld tools training preferred such as Strimming, Spraying and Hedgecutting

**Skills & Experience**
- Knowledge and practical experience of the range of issues associated with construction, property and land maintenance
- Experience of dealing with contractors, traffic management/deliveries and construction related issues
- Good verbal communication skills, able to effective communicate with a wide range of people and able to challenge non-compliance where required
- Hard working and reliable
- Professional approach with excellent manners and customer service skills
- Practical hands on approach to problem solving
- Health & Safety awareness
- Good administration & IT skills including a working knowledge of Microsoft Office (Word, Excel and Outlook)
- An organised and methodical approach to tasks and process management
- Ability to carry out daily duties in a safe and controlled manner
- Ability to detect faults/defects and recommend solutions, escalating where required for a resolution to be sought
- Ability to maintain and safely operate equipment (in accordance with manufacturers instructions) required to carry out remedial works on the Estate
- Ability to work alone and independently to prioritise tasks and manage time effectively
- Ability to take instruction, update and close out actions efficiently
- Ability to demonstrate initiative and sense of urgency
- Ability to manage multiple issues simultaneously and adapt to a changing site and requirements
- Ability to specify requirements to a third party contractor and assist in the sourcing and analysis of quotes

Pay: £29,000.00 per year
