**Your role at Orbit.**
We are looking for an Area Inspector to work within our Empty Homes and Lettings team. You will work with the wider team to focus on void deliver to ensure properties can be let at a good standard and in accordance with policy and guidelines. The team work in a proactive manner to ensure all repair works are done at pace to support customer need.
We are looking for customer focused individuals to support this service. You will review properties, set schedule of works and repair, monitor progress, and ensure a prompt turnaround. You will work to ensure effective relationships with maintenance teams, ensuring cost and spend are monitored.
You will need to support the Area Manager to ensure business objectives are met and contractor relationships are well managed.
The team work in an agile manner, so work will involve a mix of site visits, office and home. Own transport will be essential.

- ONC/HNC in building or related discipline.
or
- Experience in a building surveying or similar capacity.
- Be an ambassador for change and the implementation of a commercial cost-conscious culture
- Experience of construction, maintenance and repairs improvement programmes.
- Understanding of current practice in relation to asset management and property maintenance.
- Ability to survey properties and provide accurate and detailed schedules of work.
- Ability to assess quotations for Minor Works for value for money and make recommendations for appointment of contractors
- Practical attitude with ability to make decisions on best approach from a technical perspective.
- Willing and able to participate in the out of hours emergency roster
- Commercial approach to job repairs
- Flexibility to be able to travel within a base region
