**Location**: Hybrid working - Wilmslow office and from home, and all the Northwest properties we manage.

**Salary**: £26,000 - £28,000

**Hours**: 37.5 per week (full time), plus participation of an OOH's rota.
- **About the role**:_

Lets for Life have a small portfolio of properties and we are looking for someone to join our Property Repairs team to carry out repairs to all our properties we manage in the North-West _(Warrington, Knowsley, Darwen, Wigan, Leigh, Chester, Ellesmere Port, Macclesfield, Stockport, Trafford, Sheffield and Leeds)_, to manage contractors and property budgets, and to ensure the smooth functioning of the repairs and maintenance service across all our properties. A company van will be provided,

The role will be varied, fast-paced and hugely rewarding. Typical tasks will include:

- Carry out minor/or major repairs.
- Co-ordinate visits for contractors to attend properties.
- Undertake pre and post inspections of reactive maintenance works in accordance with agreed procedures.
- Arrange PAT appliance testing, Gas Safety and EICR for all properties.
- Manage Repairs Team inbox.
- Co-ordinate contractors’ visits with the Tenancy Team.
- Ensure each repair job is logged on our management software system, making sure each job is scheduled, completed and invoiced accordingly.
- Manage and control invoices for external contractors.
- Collect and file certificates for completed works to ensure each properties file is compliant.
- Create monthly plans for all necessary scheduled maintenance work to ensure all properties are compliant and kept in high quality condition.
- Ensure accurate records are kept across all property repairs and maintenance.
- Ensure maintenance logs for all properties are updated.

**Required -**
- Handyperson skills
- Ability completing a range of different trade tasks.
- Previous maintenance officer experience
- A confident communicator - able to give clear instructions to others
- Ability to diagnose repairs over the phone in a professional manner
- Ability to negotiate with and manage external contractors
- Strong IT skills - both in Maintenance Management Systems and Excel / Office, Teams.
