Key Tasks and Accountabilities

Through coordination and liaison with the SBM contribute ideas and strategies in relation to all matters concerning the school site to ensure the school meets the aims and objectives of the strategic plan. Be an integral part **of **planning and implementing the maintenance and development of the school building and facilities management, taking the lead on all related matters, including managing the cleaning to the agreed quality standards, and taking a lead role on Health & Safety and ensuring security of the site and related resources.

Overall Purpose:
To effectively manage the security, cleaning, heating, and general maintenance of the fabric of the school through aspects of electrical, plumbing, building, structural, decorating and repairing of the building and grounds. You are a valued as part of the school educational support team.

Key duties and responsibilities:
**Repairs and Maintenance**

To be responsible for the provision of facilities management services and to ensure value for money achieved through practices, to include, but not be limited to, the following functions:

- Cleaning management
- Planned preventative maintenance and reactive maintenance
- Health and Safety
- Security
- Repairs and Maintenance including determining in accordance with established guidelines whether repairs / maintenance should be undertaken directly or by contract services
- Asset Management

**Supervision**

To organise and manage the work of the Assistant Caretaker and cleaning team alongside the SBM.

Liaise with the SBM in recruitment, selection, induction and appraisal of Assistant Caretaker and cleaning staff and allocate duties and hours of work.

Planning own work and that of Assistant Caretaker and cleaning staff. Provide/arrange the appropriate induction and training of site supervisors and cleaning staff.

Monitor the progress of the team and identify appropriate training and development opportunities for team members to increase the effectiveness of the function

Provide the appropriate induction of external contractors and supervise their work to ensure they work in a safe manner

**Security**

Be a keyholder and carry out security procedures for the buildings and grounds. Ensure preventative measures are taken to protect the school and ensure that the premises are locked and secured at the end of the day. Responsible for both routine and non-routine opening and closing of premises and grounds and for the overall security arrangements including periodic reviews of site security. Report incidents, as appropriate to the police. Liaising with contract security providers to improve security. Support the SBM in responding to calls outside normal working hours because of break-ins etc. and/or the setting off the intruder alarm(s).

Cover absence due to sickness and annual leave of Assistant Caretaker to ensure security procedures are continued in their absence.

Provide access, where possible, to the premises and classrooms in the event of snow or minor flooding or similar emergency situations.

Brief appropriate staff on security and use of alarm systems and deal with enquiries from employees of the school and contractors.

Ensure appropriate arrangements are made and records maintained for authorised users of the site facilities and buildings. Liaise as necessary with hirers.

Maintain a key holding system and to arrange access to the site by authorised persons.

Monitor and manage the school CCTV and NET2 door entry systems.

**Maintenance**

Monitor the work of Assistant Caretaker and cleaning team to ensure that the school buildings and premises are maintained to a high standard and are safe for staff, pupils, and visitors.

Undertake maintenance duties and repairs to ensure efficient operation of mechanical, electrical, heating and water services to make sure safe levels of lighting, heating, water supply and ventilation are maintained. Refurbishment and decorating to maintain and raise school standards.

Assume initial responsibility for the resolution of all site-related issues and to identify and prioritise maintenance requirements and prepare and organise planned maintenance programmes.

In co-ordination with the SBM, draw up, or assist in the drawing up of site maintenance plans and specifications for work to be undertaken by contractors and arrange for works to be undertaken carry out, within postholder skills and competency a wide range of maintenance duties e.g., joinery, glazing, minor plumbing and electrical work not required to be performed by a qualified technician or engineer.

Monitoring the progress of projects involving outside contractors. Monitoring the grounds maintenance function, including managing the contract for the provision of sports field maintenance. Carry out appropriate duties in relation to the grounds e.g.,
