Experienced lettings officer required for busy town centre based property management company
- Collate prospective tenant details (including the Right to Rent), seeking references, preparing tenancy agreements and carrying out 'sign-ups' with new tenants
- Advise utility companies, local authority and the water company of new tenants
- Monitoring tenant rent arrears
- Arranging property repairs in accordance with landlord instructions
- Set up new properties on the Housing Management system (Alto) and using the system to manage tenancies, landlords and contractors
- Use Microsoft Excel and Word to develop spread sheets and forms to meet various needs of the office
- Ensure tradesmen/women on our contractor list have the necessary documents in place e.g. public liability insurance, trade waste licence, membership of professional body e.g. Gas Safe
- Source the best energy tariffs for houses in multiple occupation (HMOs) where the agency is responsible for the gas and electricity bills
- Carry out property viewings with prospective tenants
- Carry out property inspections
- Provide cover for other team members in their absence
- Keeping up to date with relevant legislation and landlord/agency obligations e.g. gas safety certificates, energy performance certificates, notices seeking possession etc.
- Be prepared to complete qualifications relevant to Property Management as required by changes in legislation

Skills and abilities:

- Experience of working in private sector lettings & property management
- Time management and organisational skills
- Good verbal and written skills
- Ability to work independently and use own initiative
- IT skills including knowledge of Microsoft Office
- Ability to confidently manage external contractors
- Knowledge of Health and Safety

**Job Types**: Full-time, Permanent

**Salary**: £21,000.00 per year

Schedule:

- Monday to Friday
- Weekend availability

**Experience**:

- Estate & Lettings Agents: 2 years (required)

Licence/Certification:

- Driving Licence (preferred)
