**Job Title**: Working Foreman - Residential Developments
**Location**: Office Location - Wooburn Green, Buckinghamshire. Current project sites in London and Home Counties
**Salary**: £250-£300 per day plus completion bonus scheme.
**Hours of work**: Monday to Friday 07:30-16:30 hours and Saturday work available.
**Benefits**: Provision of company vehicle after 4 weeks probation period.
**Summary**
**Responsibilities**
- **Project Management**: Coordinate and oversee all aspects of residential construction projects, from planning and procurement to construction and completion.
- **On-Site Supervision**: Lead and manage on-site construction team, including subcontractors and tradespeople, to ensure work is completed efficiently and to high standards, achieving all project milestones.
- **Quality Assurance**: Conduct regular inspections to ensure compliance with building regulations, scope of works specifications, and safety regulations.
- **Resource Management**: Manage project resources effectively, including materials, equipment, and labour, to optimise productivity and minimise waste.
- **Schedule Management**: Develop and maintain project schedules, monitor progress, and adjust plans as necessary to meet deadlines.
- **Client Communication**: Serve as the primary point of contact for clients on site, providing regular updates on project status, addressing concerns, and resolving issues in a timely and professional manner.
- **Health and Safety Compliance**: Enforce strict adherence to health and safety protocols, conducting regular safety meetings and inspections to promote a culture of safety on-site.
- **Problem Solving**: Identify and address project challenges and obstacles proactively, implementing effective solutions to keep projects on track.
- **Documentation**: Maintain accurate project documentation, including contracts, permits, drawings, and change orders, to ensure accountability and transparency throughout the project lifecycle.
**Experience, Personal Attributes and Qualifications**
- **Trades Background**: Qualified tradesperson (preferably a carpenter) with significant hands-on experience in residential construction.
- **Leadership Skills**: Proven ability to lead, manage and motivate teams, delegate tasks effectively, and foster a collaborative work environment.
- **Communication**: Excellent verbal and written communication skills, with the ability to interact professionally with clients, subcontractors, and team members.
- **Organisational Skills**: Strong organisational and time-management skills, with the ability to prioritise tasks, manage multiple projects simultaneously, and meet deadlines.
- **Problem-Solving Ability**: Resourceful and solutions-oriented, with a keen eye for detail and the ability to troubleshoot and resolve issues effectively.
- **Technical Knowledge**: Comprehensive understanding of all construction methods, building, regulations, and construction best practices.
7. **Proven Qualifications**: Qualified to NVQ Level 3 in construction site supervision and relevant city and guilds, or other accreditation body qualification. Relevant industry and trade certifications (e.g., CSCS card, SMSTS, First Aid) preferred.
8. **Proven Experience**: A minimum of 2 years in a supervisory and project management role in the construction industry.
9. Valid UK driver’s license and willingness to travel to various project sites is required.
