The Role:
The Facilities Maintenance Technician / Handyperson is responsible for supporting the Property Manager in the upkeep of the Mulberry buildings and facilities in Somerset, ensuring that our buildings remain functional and in good repair.

You will be responsible for completing both basic routine and emergency repairs to equipment, fixtures, fittings, and systems associated with the building infrastructure.

This role is 3 & 1/2 days per week, on-site and days on-site are flexible.

Duties & Responsibilities:

- Preventative Maintenance and Project Work.
- Overseeing equipment, buildings, and systems, including heating, ventilation, and air conditioning, reporting any faults to the Property Manager.
- Conducting regular inspections to determine which areas of the building need attention.
- Performing routine cleaning and sanitising tasks.
- Completing small repairs such as fixing doors, windows and blinds, basic plumbing tasks etc.
- Looking after safety equipment such as the fire alarm system (setting fire alarm tests) and checking fire extinguishers.
- Performing external maintenance such as barriers, checking external doors, cleaning of external lighting, signage, ensuring storm drains, down pipes are clear.
- Following a maintenance schedule to ensure that all routine tasks are completed.
- Assisting the Property Manager in overseeing contractors and other workers who are unfamiliar with the building’s layout.
- Keeping maintenance schedules and records up to date.

**Reactive Maintenance**
- Inspecting and troubleshooting problems and issues reported by colleagues.
- Evaluating and repairing issues as they arise and communicating with the Property Manager when outsourcing is necessary.
- Checking the necessary supplies, equipment, and tools, monitoring inventory, and working within a budget.
- Ensuring safe working practices are followed and that the buildings comply with safety and building regulations.

Skills & Experience Required:

- A basic knowledge of building systems.
- Proven ability of completing minor facilities works such as basic carpentry, roadworks and plumbing repairs, painting and decorating and fire door maintenance.
- Extensive experience of DIY or equivalent.
- Proven ability in producing accurate work with attention to detail.
- Excellent prioritisation skills with the ability to identify new priorities and adapt plans to manage a varied workload.
- Good communication skills, verbal and written.
