Job Summary: The Maintenance Worker is responsible for ensuring the proper upkeep, maintenance, and repair of a student property rental complex. They play a crucial role in creating a safe, clean, and comfortable environment for student residents. The maintenance worker is expected to handle various tasks related to the upkeep of the property, both indoors and outdoors.

Duties and Responsibilities:

- General Maintenance: Perform routine maintenance tasks to keep the property in good condition. This includes inspecting and repairing plumbing, electrical, and HVAC systems as needed.
- Repairs and Troubleshooting: Respond to maintenance requests from student residents and promptly address issues such as broken fixtures, leaks, faulty appliances, and other repair needs.
- Safety and Security: Regularly inspect the property for safety hazards and potential risks. Address any safety concerns promptly and implement appropriate measures to ensure the well-being of residents.
- Groundskeeping: Maintain the outdoor areas, including landscaping, lawn care, snow removal, and garbage disposal. Keep the property exterior clean and presentable.
- Appliance Maintenance: Inspect, repair, and maintain appliances provided in the rental units, such as stoves, refrigerators, microwaves, and washing machines.
- Preventative Maintenance: Implement a proactive approach to maintenance by conducting regular inspections and identifying potential issues before they become major problems.
- Work Order Management: Utilize a work order system to track and prioritize maintenance requests. Efficiently complete work orders within established timeframes.
- Resident Communication: Interact professionally with student residents when addressing maintenance concerns and provide exceptional customer service.
- Inventory Management: Maintain an inventory of necessary supplies and equipment, and ensure that all tools are in good working condition.
- Compliance: Adhere to all local building codes, regulations, and safety standards while performing maintenance tasks.
- Collaboration: Work closely with property management and other maintenance team members to coordinate repairs and maintenance activities.
- Emergency Response: Be available for on-call duty during emergencies or after-hours maintenance issues.

Qualifications and Requirements:

- High school diploma or equivalent.
- Proven experience in general maintenance, repair work, or related fields.
- Basic knowledge of plumbing, electrical, HVAC, and carpentry systems.
- Ability to use hand and power tools safely and effectively.
- Excellent problem-solving skills and the ability to troubleshoot maintenance issues.
- Strong attention to detail and time management skills.
- Customer service-oriented with good communication and interpersonal skills.
- Physically fit and capable of lifting heavy objects, bending, and standing for extended periods.
- Knowledge of safety regulations and procedures related to maintenance work.
- Valid driver's license may be required.
- Must have their own tools and vehicle
- Technical Competence in order to be able to use Home Energy Management Application.

**Job Types**: Full-time, Part-time
Part-time hours: 30 per week

**Salary**: £8.74-£12.13 per hour
