**What will I be doing?**

As Head of Maintenance you are responsible for the effective management of all facilities and maintenance operations within the resort, ensuring the smooth running of the Maintenance & Grounds Department through managing and supervising staff, contracts, planning, energy conservation and liaising with Resort Manager.

You are also responsible for the training and development of the Teams and staying abreast of compliance regulations and procedures, as required by Fire, Health and Safety.

Specifically as head of our facilities team you will perform the following tasks to the highest standard:

- Leading the Maintenance Team in the day-to-day maintenance operation of the resort including service standards, equipment schedule, and work schedules
- Develop systems and procedures to ensure the health and safety of Guests and Team Members, as well as the proper conditions for plant, machinery, and property
- Deal with recruitment, induction, training and appraisals for team members
- Schedule the team in line with planned and routine activities to deliver optimal levels of productivity
- Provide team with the clear purpose, to motivate and support with relevant learning ensuring the team has the appropriate tools and equipment to deliver the service required to external and internal customers and to lead by example at all times
- Provide constant feedback on individual and team performance. Observe, coach and provide team with clear purpose they require and support relevant learning and continued development
- To ensure the smart appearance of each member of staff including but not limited to uniform & name badge and ensure PPE is available to all team members
- Prepare rolling preventative maintenance program and ensure appropriate/relevant resources for delivery and checking of contractor performance
- Maintenance of all Resort fixtures and fittings to ensure they are in safe condition and take action when any unsafe situations arise
- To make recommendations to the Resort Director regarding refurbishment expenditure
- Coordinate refurbishment programs and define the cost and scope of the project, and oversee the general contractor and subcontractors to ensure quality work is performed cost effectively
- Monitor Key Performance Indicators for the Maintenance Department and take corrective action, as required, to improve equipment inventory, quality audit, productivity, and other objectives
- Maintain asset registers, plant/equipment servicing records and effective planning and checking on daily, weekly, monthly and periodic activity
- Ensure compliance with all relevant company policy and all property/ plant legal obligation/ statutory regulations
- Work closely with wider leadership group to ensure communication is clear and that Maintenance Team support is timely and as unobtrusive as possible
- Ensure that reactive works are prioritised, completed and ‘closed’ effectively through working with and supporting your team
- To be financially aware of costs incurred by the department and to continually seek to minimise wastage
- To comply with the purchase order procedure, to ensure deliveries are checked upon receipt and discrepancies are followed through
- Monitor expenses and control the Maintenance Budget (Adheres to all corporate required purchasing policies and controls ensuring budget targets are maintained and orders are within limits of authority)
- To control supplies, stock levels and budgets for spares/parts by means of monthly stock checks
- Assist with Manager on Duty shifts reflective of the departmental requirements
- To attend monthly conference call with other maintenance managers
- To engage with facilities team and achieve participation score in annual TM survey
- Support the Sustainability Ambassador to achieve our ESG Goals
- To follow procedures relating to energy conservation
- To be security conscious at all times with respect to guest, staff and resort properties and suites and to investigate suspicious circumstances

**What are we looking for?**
- Must be computer literate, proficient in Microsoft Word, Excel and Outlook.
- Have hands on experience of building trade, DIY and or house maintenance.
- Previous experience in a similar role
- Positive attitude and good communication skills
- Commitment to delivering a high level of customer service
- Someone who is a Team Player - Collaborative, Flexible, Fun and Dynamic
- Full UK Driving Licence

**Salary**: £31,782.00 per year
