**Role Overview**:
As a Remote Lettings Consultant at Invest MultiLet Property Management, you will play a crucial role in managing our growing property portfolio. This position offers the flexibility to work from home and can be structured as either a freelance or employment contract. Your primary responsibilities will revolve around managing your time efficiently to maximise the number of viewings you do per day, marketing available properties, conducting viewings (in-person and virtual), and performing various administrative tasks. In addition to a competitive base salary, we offer a commission scheme to reward you for both the quality of the tenant and the speed at which you fill properties.

We have two positions available. One to cover the North & West areas of Manchester which includes typically Salford, Warrington, Bolton, Bury and Preston. The other to cover the East and South of Manchester which includes typically Middleton, Oldham & Stockport.

**Key Responsibilities**:
**Time Management**:
Effectively manage your calendar to ensure prompt response to inquiries and efficient property management.

**Property Marketing**:
Develop and execute effective marketing strategies for available properties to attract potential tenants.
Ensure property listings remain prominently featured on relevant advertising boards and platforms.

**Viewing Protocol**:
Maintain a high standard viewing protocol for in-person and virtual viewings.
Provide prospective tenants with detailed information and answer their queries effectively.

**Tenancy Management**:
Liaise with the contract manager to set up new tenancies, including handling tenancy agreements and related documentation.
Conduct check-in and check-out inventories to document property condition at the start and end of each tenancy.

**Database Management**:
Maintain accurate and up-to-date records of properties, tenants, and related information in the company's database.

**Team Collaboration**:
Collaborate with a small and growing team of professionals dedicated to excellence in property management.
Work alongside two award-winning property entrepreneurs who bring valuable industry insights and mentorship.

**Commission Scheme**:
In addition to the base salary, we offer a commission scheme that rewards you for your exceptional performance in filling properties:

- **Quality of Tenant**: Earn a higher commission for securing high-quality tenants who demonstrate responsibility and adherence to lease agreements.
- **Time to Fill**: Receive additional commissions for filling properties quickly, contributing to improved occupancy rates.

**Qualifications and Requirements**:

- Proven experience in lettings and property management, especially with HMO properties is desirable but not essential.
- Strong organizational skills to manage time and tasks effectively.
- Marketing skills to promote properties effectively.
- Familiarity with viewing protocols and virtual viewing tools.
- Excellent communication and interpersonal skills.
- Ability to work independently and manage a remote workload.
