**Role Overview**:
Building Control Surveyor (Complex) (BCSC) is responsible for overseeing a portfolio of projects to ensure that building control (construction) regulations are adhered to.
Furthermore, that the project portfolio generates the targeted level of fee income.
To have a thorough knowledge of the building regulations and relevant legislation, covering areas such as public health, fire safety, energy conservation and building accessibility.
**Key Responsibilities & Accountabilities**:
BCSC ensures that new buildings, alterations, installations and extensions meet the regulatory standards of safety, sustainability, accessibility and design by making sure that constructors are fulfilling their responsibilities of maintaining, altering, repairing, refurbishing and restoring buildings. Advise the client’s design and construction teams in reviewing proposals for high rise, residential and complex commercial developments.
Involvement in a range of complex projects using their professional judgement and understanding of current building control regulations & legislation, they offer advice to designers and constructors and the public concerning any issues surrounding the proposed work.
Examining and commenting on plans for new buildings, alterations or extensions.
Advising on cost and time saving measures during construction, without forgoing safety regulations.
Liaising with local authorities, planners, surveyors and other professionals, as well as special interest groups such as heritage organisations.
Issuing approval to start building work and completion certificates.
Making regular inspections of building work at various stages of completion
Recording and maintaining accurate inspection records including effective communication to clients and their agents. Keeping records of how projects are progressing.
Inspecting and carrying out surveys of potentially dangerous buildings recommending appropriate corrective actions.
Keeping up to date with relevant regulations and legislation Conversant with relevant legislation, technical guidance and the CICAIR Code of Conduct.
Promote best practice in respect of all risk management initiatives, be responsible for upholding the groups Quality (ISO9001) Risk management and compliance polices and to meet all regulatory obligations.
Should specified regulations not be adhered to, BCSC may ultimately use their regulatory powers.
Support the Building Control Manager (BCM) in the delivery of the building control service.
Support the introduction of new products and services as required.
Supporting relationships with key customers to promote business development.
Support negotiations with key clients, as necessary.
Attending Client and Surveyor team meetings, training sessions and seminars.
**Knowledge, Skills, & Experience Required**:
Professional qualification/membership Royal Institute of Chartered Surveyors / MCABE or equivalent) or the Chartered Institute of Building (CIOB).
Fire safety.
A knowledge of the construction design process and RIBA Stages of work.
Codes of conduct and performance standards.
Knowledge of customer care and the principles of equal opportunities in providing a Building
Control function.
Comprehensive breath of experience of different types of buildings and projects Managing site inspections including area of challenge.
- An interest in and the ability to understand and interpret building regulations, construction processes, legislation and requirements
- The ability to explain complex issues and legal requirements in simple terms
- The confidence to provide advice and guidance

- A full driving licence is required, due to the need to travel to sites.
