**This is the job**:
Joining The AA as our Head of Property & Facilities, you’ll be responsible for developing and implementing our property strategy. This strategy will support our strategic/commercial objectives, employee wellbeing/culture, and productivity as well as our ESG strategy.

Our property portfolio is extensive with a total of 7 sites, and we have continued plans to grow as we develop our driving services ecosystem over the coming years. This position includes facilities management via a national delivery partner as well as covering a range of tasks including Hard Services, Compliance and Conformance requirements, Projects, Technical Compliance Supplier Management, Utilities and Energy Management.

**What will I be doing?**:

- Manage the property budget and capital expenditure effectively to deliver the property strategy whilst continuously identifying efficiency opportunities
- Manage the full lifecycle of buildings from gathering scope from stakeholders to identification of a suitable location, negotiation, agree lease details, fit out, scope and run FM services to eventual disposal
- Own and develop the overall Facilities service provision nationally, working closely with colleagues across the wider business to ensure it is joined up, meets requirements and that any issues are resolved quickly and that the AA is getting quality and value for money
- Set and monitor annual Facilities Management and property budgets in agreement with the Procurement Director and then allocate/manage spend and cost within these agreed budgets
- Responsible for utilities and energy management and lead the Property function on the company's journey to sustainability. This includes setting ambitious goals, developing innovative solutions, work to ensure that the estate and facilities portfolio is as sustainable as possible, and that we are meeting our ESG commitments
- Collaborate closely with HR and other teams on employee ways of working, wellbeing, supporting a positive culture & productivity and highlight any issues with the day-to-day supply chain and associated performance and propose solutions to improve
- Drive compliance with the requirements of Health and Safety in conjunction with the Head of H&S, relevant legislation and wider Group policies and procedures for all Property and FM

**What do I need?**:
**We’re looking for**
- Strong working experience within Facilities Management at a senior management level across multiple business sites
- Ability to demonstrate a wide technical understanding across a range of FM disciplines and evidence you keep up to date with the latest technical developments within facilities management
- Relevant experience of managing performance and driving continuous improvement
- Comfortable working at pace, under pressure and with analytical and goal-oriented targets
- Full UK Driver’s License is essential to the role

- Passionate drive and resilience, with the flexibility to thrive in a fast-paced, dynamic environment with multiple priorities whilst remaining pragmatic and calm
- Able to manage large and varied workload with high levels of organisation skills.
- Comfortable and confident utilising typical IT/PC software/programs

**Desirable**:

- Relevant qualifications/certifications within Facilities and Estates Management
