We are looking for an experienced, visible, and inspiring Head of Property who can combine strategic thinking with practical implementation to oversee the management of our property investment portfolio for the next two years across the North of England.

**About the role**:
With 467 Northern properties spread across the Northern region, we are prioritising putting our Stations back into the heart of the community. We are creating opportunities to improve customer service whilst focusing on making Northern an even better place to work.

As the Head of Property, you’ll be responsible for Northerns property estates, ensuring alignment with Northern’s business objectives, vision, and values. By defining and implementing an effective estates management strategy, you’ll ensure that our property portfolio supports our overall goal and drives revenue generation.

Collaboration is key in this role. You’ll work closely with colleagues across the wider business, external stakeholders, industry experts and community partnerships to transform stations as a place at the heart of every community. Additionally, you’ll ensure the Northern’s safety management system requirements are seamless integrated into our property management practices, prioritising the wellbeing of our staff and customers.

Another crucial aspect of the role will involve analysing and appraising 3rd party funded initiatives. Through effective consultation and negotiation, you’ll assess viability and alignment of these projects to Northern’s strategic direction. All enabling you to make informed decisions about potential partnerships and investments that contribute to the growth and success of our property portfolio.

We have already done a lot of work on maintaining and improving our property portfolio, but we need to continue momentum to keep building on what we currently have.

**Key responsibilities**:
As an executive leader, you will play pivotal role that demands exceptional leader and strategic prowess. Take a glimpse at the diverse range of tasks, that could make up your day-to-day responsibilities:

- Develop and implement an Estates Management strategy: Create a comprehensive strategy for project delivery, capital investment, and facilities management.
- Collaborate with regional teams: Work closely with regional teams to optimize facilities management and building projects.
- Integrate safety management system requirements: Ensure seamless integration of safety standards into estates management procedures and projects.
- Analyse and appraise initiatives: Evaluate initiatives following established policies and procedures.
- Consult and negotiate with third parties: Engage in effective consultation and negotiation with stakeholders for facility agreements.
- Deliver excellence in standards: Achieve high standards in physical facilities and customer service.
- Manage contracts and ensure performance: Oversee contractors and sub-contractors for successful project delivery.

**About you**:
We’re also looking for the following:
Qualifications/Experience
- Significant experience as an Estates Management Senior Manager
- Qualified as a Chartered Surveyor or Member of the British Institute of Facilities Management.
- Successful record of managing a large capital investment portfolio.
- Graduate or equivalent work experience in a similar field is desirable - Railway, Aviation, Transport, Leisure and tourism.

Technical Skills
- Experience in project management across a very diverse property portfolio
- Proven contract management experience
