You will be leading a team of Property Services Managers and Technical Project Managers with overall responsibility of effective property management in a region. Ensuring that the in-house repairs team in conjunction with sub-contractor partners delivers a market leading, innovative, customer focused, legally compliant and commercially competitive service.

You will be responsible for ensuring that our customers have great places to live through our objective of ‘It starts with the home’.

You will provide effective support and guidance in technical, project management and leadership perspectives. This will include maintaining resources to ensure effective frontline repairs and void service delivery. Responsible for developing a high performing culture that embeds our ways of working. Passionate about and committed to embedding a continuous improvement and learning culture.

**What you'll be doing**
- You will be providing inspirational leadership to inspire, develop and motivate a regional team. Leading on the development and continuous improvement of the in-house repairs team to ensure it provides a service at the forefront of its sector in all areas, including health and safety, great customer experience, high levels of colleague engagement and cost effectiveness;
- You will ensure the effective delivery of Great Places vision and values, providing clear direction and effective leadership to support a culture and climate which inspires service excellence, open to learning, ongoing development and continuous improvement;
- You will embed an excellent health and safety culture throughout the team and its related working partners through regular analysis and development of continuous improvement action plans;

**What you'll be doing as the Head of Repairs**
- You will provide inspirational leadership to support and develop the team to realise individual and team potential, ensuring effective service delivery through a high support / high challenge culture including;
- timely and effective performance management;
- coaching and mentoring;
- communication and giving/receiving feedback;
- role-modelling attitudes, behaviours and expectations;
- creating a learning environment where the team identify, capture and share learning as part of continuous improvement;
- showing effective and positive leadership through change.
- You will provide a strategic lead in a number of key areas of service development and continuous improvement including health and safety, customer satisfaction, legal compliance, system management and improvements, property management, budget management and colleague engagement.
- You will work with the Director of Repairs and Facilities Management to develop and successfully deliver the overall repairs strategy and business plan through the development of medium and longer term objectives to ensure that the service remains at the forefront of sector innovation and best practice, including the effective use of technology;
- You will embed a high performance culture and a commitment to positive customer experience and satisfaction through continued analysis and improvement, ensuring the delivery of high quality homes and services in line with the service delivery framework;
- You will deliver a value for money service whilst maintaining an excellent product for our customers through excellent budget management;
- You will be responsible for planning, co-ordinating and redeploying resources and workload appropriately across the team to meet service delivery requirements;
- You will develop and maintain strong relationships with the organisations senior management team, working collaboratively to ensure an integrated customer focused, legally compliant and commercially competitive service;
- You will ensure the in-house repairs team are appropriately structured, resourced, supported and trained, so as to be accountable for providing a quality, cost effective service to all customers
- You will ensure that technical and major works projects are appropriately resourced, programmed & managed and all regulatory aspects are maintained including CDM responsibilities;
- You will develop and maintain capability and knowledge in the team, identifying risks, trends and opportunities to develop the repairs service;
- You will use data and evidence to understand, act, learn and improve through the identification of trends and patterns which show how the service is performing to inform decision making and continuous improvement;
- You will own and be responsible for a thematic work stream of service development within the Customer Services Department, and to work in collaboration with colleagues across the business to develop
