**Role Overview**:
As a Property Consultant Team Leader you will achieve/exceed instructions, sales and completions in line with monthly and quarterly targets obtaining the maximum possible price for every sale. The Property Consultant Team Leader is also responsible for working with the Sales Progressor to ensure that sales are progressed to completion without delay and that all interested parties are kept fully updated on progress.

Responsible for the actions and performance of the Property Consultants under them ensuring they are also achieving/exceeding instructions, sales and completions in line with their own targets.

**Key Responsibilities**:

- Liaise with vendors and potential purchasers to ensure they fully understand the services offered by McCarthy & Stone Resales.
- Liaise with colleagues, vendors and purchasers with reference to setting appointments for market appraisal, identity checks and viewings to ensure all parties are fully informed about what is required of them and by when.
- Carry out valuations of seller’s apartments and presentation of recommended price to vendor with written follow-up confirmation. Retain valuation evidence documentation in vendor property record on sales system.
- Secure the maximum number of instructions ensuring that commission rates are at the companys standard level.
- Handle enquiries from potential buyers, adding them to our database and aim to secure viewing appointments immediately.
- Promote to vendors and purchasers the benefits of our add-on services such as conveyancing, removals and part exchange service. Refer them to our preferred suppliers.
- Ensure Company achievement targets are being met.
- Liaise with all parties involved in the sale process to ensure they are fully informed on progress, ensuring all required documentation is completed by vendor, purchaser and their solicitors timely and without delay to the sale process.
- Investigate the financial status of customers to establish their ability to purchase.
- Negotiate sales to achieve the maximum possible sale price.

**Requirements**:

- Demonstrable experience of successful selling within an estate agency or letting agency environment and/or within property sales.
- Be fully conversant with the Consumer Protection Regulations and ensure all information and advice given to customers and their representatives is in line with the regulations. Seek advice from the Managemanet if required.
- Be fully conversant with the Estate Agents Act 1979 and ensure all information and advice given to customers and their representatives is in line with the regulations. Seek advice from the Managemanet if required.
- Be fully conversant with the Anti Money Laundering Regulations and ensure all information and advice given to customers and their representatives is in line with the regulations. Seek advice from the Managemanet if required.
- Be fully conversant with The Property Ombudsman code of conduct and ensure all information, advice and actions to customers and their representatives is in line with the regulations. Seek advice from the Managemanet if required.
- Experience of developing and following up leads and enquiries within timescales.
- Knowledge of the conveyancing process.
