**CARETAKER**

**Salary**: Up to £21,000

You will be reporting to the Caretaker Supervisor, the Caretaker will be working in a unique outdoor environment at New Islington Marina which is in the Northern Quarter of Manchester. The area has undergone significant regeneration in recent years, of which the Marina has been the focus, it comprises of two basins which connect with the Rochdale and Ashton Canal. It is important that you are a practical person who enjoys working outdoors and performing manual tasks. Ideally you will have practical experience and skills to bring, demonstrating that you can turn your hand to a variety of tasks through the day. Each day will vary and contribute to the maintenance, conservation and ongoing improvements at the Marina. You will have an eye for detail and be responsible and take ownership for maintaining a high standard of cleanliness, safety and repair and be a good communicator to contractors, local residents and visitors to the Marina.

**What you'll be doing**
- You will carry out daily H&S checks across all areas of the marina, which includes hard standings, street furniture, grassed areas, etc ensuring no risks or hazards to pedestrians.
- Testing of swing bridges, ensuring locks are secure.
- Opening and closing of park gates daily.
- Minor repairs, periodic improvement works are carried out to include painting of bridge fixtures, railings, replacing damaged tension wire balustrades.
- Testing all throw lines, check lifebuoy rings & housing for damage.
- Reporting of repairs and carrying out minor repairs identified across the Marina
- Winter gritting on service roads, decking & pathways during inclement weather.
- Leaf Clearance
- Graffiti and fly posting removal.
- Support asset inspections. Identify and report any structure failures, breaches, damage or pollution incidents to Caretaker Supervisor/Property Manager.
- Remove weed from pathways & grounds throughout Marina areas.
- Jet washing pathways, decking & remove animal faeces as required
- To ensure the scheme, is kept tidy and free of rubbish, litter, dog faeces, sharps and any other drug litter, in accordance with training and relevant policies or procedures.
- Remove floating litter in canals with net provided.
- To ensure bins are emptied regularly and keep clean at all times.
- To provide a contracted service to MCC (Manchester City Council)

**What you'll need**
- Experience of working in a Caretaker/Water ways or similar role is desirable.
- A good understanding of health and safety and Safe working practices
- Experience of providing a customer facing, front line service in a busy environments whilst maintaining a courteous and helpful manner.
- Experience of cleaning and achieving a high standard of clean using different products and techniques, appropriate for the environment, and an understanding of the use of different cleaning chemicals and their associated COSHH regulations.
- Ability to carry out basic administration and able to use Microsoft Office and other IT systems
- Ability to complete tasks in an accurate and timely manner when working under pressure and maintain attention to detail.
- Good written and verbal communication.
- Effective liaison with staff/other stakeholders to give information/ find information/ resolve problems.
- Experience of basic repairs/ handy man duties
- Full driving licence
