The post holder will be responsible for engineering maintenance including staff management. Act as an Authorised Person (AP) Responsible Person (RP) and act as lead specialist in relation to specific maintenance responsibilities under Health Technical Memorandums (HTM) and any applicable guidance or legislation. The post holder will utilize the department’s operational planning system, estates procedure notes, relevance guidance notices and comprehensive audits to ensure that the estates operational service complies as far as reasonably practicable, with all relevant regulatory and advisory frameworks, HTM's, technical guidance and good industry practice. Be part of the “on call” provision with the responsibility of the post holder to decide how best to act in times of need and an emergency, guided by board policies and guidance. The post holder will also assist and act in support of capital projects and will be required to carry out minor works projects from conception to completion as and when required. Maintains, operates and reviews preplanned maintenance programmes, reviews and revises procedures and working practices. The post holder will participate in the rota cover (post holder to decide how best to act in times of need and an emergency guided by board policies and guidance).
- Support the business in the management and delivery of change across GMS by encouraging innovation, safe working, and staff involvement, through regular and effective communication, staff briefing and liaison, and building of relationships with staff at all levels to support GMS maintenance plans and programmes.
- Be the AP holding the delegated responsibility to supervise and monitor work carried out by others and manage interruptions to the system. Ensure that all maintenance plans and schedule specifications are up to date; provide specialist and technical advice to GMS and the group. Ensure that all risk assessments are up to date; with action plans and remedial actions are in place and reviewed. Plan and organise your training and update sessions to ensure training is relevant and up to date.
- Contribute to the business planning and strategy development of GMS.
- Provide clear leadership, be a positive role model and actively promote both the GMS vision and strategic aims and values.
- Be part of the maintenance and estates team developing and sharing information with colleagues from all sites. Agreeing change with estates and maintenance colleagues which will be actioned and implemented across the whole service ensuring a consistent approach to service delivery.
- Actively support the Estates Management team in the development, preparation, of estates and maintenance strategies. Assist in procurement projects including the creation of procurement specification

- Use professional and technical knowledge to make informed judgements on a wide range of estates issues for both specialist and estates maintenance issues. Balance conflicting demands e.g. health and safety issues, condition of plant and equipment and takes appropriate action. Complex fault finding and problem solving which require resources to be allocated
- To manage and review pre planned maintenance programs and update working practices and procedures
- As part of AP duties Chair and lead the GMS Estates speciality group the post holder has responsibility for, set the agenda, document the meeting, follow up actions accordingly and report to the appropriate group with exception reporting and risks.
- The post holder will, manage a number of Maintenance Contracts/Contractors to provide an effective Estates Service and ensure a safe and pleasant environment for patient care where practicable to do so.
- The post holder will manage minor works projects from inception to completion following a project approach, liaising with service users, contractors and specialists.
- The post holder will further develop and maintain the department’s operational procedures/policies/risk assessment and safe systems of work at all times to ensure the GMS is exposed to minimum risk in relation to its estate.
