**Senior Estates Maintenance Manager**

**Location**: Milton Keynes

**Key Responsibilities**:

- To manage the workloads of the Maintenance Team members, consultants, and contractors, to ensure effective planning, co-ordination, and delivery of planned and reactive maintenance.
- Manage the review and ongoing delivery of the planned maintenance program and major maintenance program.
- Manages staff through effective personnel management including work instructions, motivation, performance monitoring, objective setting, and counselling.
- Arranges and manages major maintenance and planned maintenance works from inception through to completion.
- Develops, leads, and manages the performance of the Maintenance Team and external consultants/contractors to ensure continuous improvement is embedded.
- Engage with and promote a positive approach to compliance and Health & Safety.
- Provides tactical engineering and surveying advice to Estates Leadership.
- Acts as authorised electrical engineer, authorised mechanical engineer and legionella responsible person with responsibilities as detailed in the policies, plans and safe systems of work. Responsible for implementation of the Asbestos Management Plan.
- Ensures safety documents and Risk Assessments are prepared and checked for contractors and direct labour. Ensures Permits to Work are prepared for asbestos work, confined spaces, hot work, pressure systems, excavations and working at height. Ensures Permitto Enter high voltage electrical substations and high voltage network transfer documents are completed and complied with.
- Ensures schedules, specifications, sourcing strategies, and tenders are prepared for contracts to be put in place for maintenance.
- Develops and implements maintenance policies, plans and procedures.
- Ensures the delivery of maintenance projects through briefing; feasibility; financial evaluation; option appraisal; sourcing strategy; design development; specification; procurement; contract; programming; construction; commissioning and handover.
- Arranges and co-ordinates delegated statutory inspections and maintains statutory and other records relating to area of work.
- Discharges responsibilities as member of Estates business continuity team, department safety advisor team, fire incident team, fire warden team and incident response team.
- Arranges technical building condition surveys, diagnostic inspections and structural surveys.
- Leads, arranges, and participates in an out of hours on-call rota providing advice and attendance on sites as necessary out of normal working hours.
- Any other duties as directed by the Director of Estates.

**Key Skills/Experience**:

- A degree or NVQ level 4 relevant to building engineering services
- Membership of a professional body relevant to building engineering services.
- Demonstrable extensive experience at a management level in a role delivering engineering and fabric maintenance.
- Demonstrable extensive experience of management of direct labour staff.
- Demonstrable extensive experience of supervising contracts and contractors.
- Fully conversant with health and safety, building, construction, design and management regulations and standards relating to the built estate.
- Development and implementation of maintenance policy and plans.
- Ability to lead a team constructively through a change management process.
- Excellent written and oral communication skills.
- Able to manage budgets and to produce financial forecasts.
